Job summary

Regional Planning & Coordinating Commission of Greene County, Ohio is seeking a building inspection professional to enforce Ohio Building Code, Residential Code of Ohio, and related regulations. The role includes plan reviews, field inspections, and coordination with contractors and property owners.

The incumbent will perform inspections for commercial, industrial, and residential structures, ensure safety practices, and maintain compliance with all policies and procedures.

Qualifications

  • High School Diploma or GED; 5 yrs. journeyman level building inspection experience; valid Ohio Driver’s License.
  • Residential Building Official full/interim certification; Building Inspector full/interim certification; eventually must obtain full certification before interim expires.

Responsibilities

  • Performs building inspections of commercial, industrial & residential buildings, towers, and accessory buildings; verifies compliance with Ohio Building Code, Residential Code of Ohio, and Ohio Manufactured Home Rules.
  • Provides expertise answering questions from contractors, engineers, architects, building inspectors and property owners; acts as liaison and resolves conflicts.
  • Completes plans and pre-plan reviews to check permit and code compliance; performs quality control inspections on building materials.
  • Documents dimensions and areas in RES Check or Com Check programs; determines insulation requirements.
  • Performs other duties of similar kind as assigned.

The advanced level class works under direction and requires thorough knowledge of building/construction practices and techniques; Local and State codes, laws and regulations affecting building and construction activities; safety practices and procedures to perform a wide variety of inspections to ensure compliance with building and electrical codes.

The advanced level class works under direction and requires thorough knowledge of building/construction practices and techniques; Local and State codes, laws and regulations affecting building and construction activities; safety practices and procedures to perform a wide variety of inspections to ensure compliance with building and electrical codes.


Normal Working Hours: Monday - Friday; 7:30am - 4:30pm; alternative work schedules may be offered.

Duties/Responsibilities

Performs building inspections of commercial, industrial & residential buildings, towers, & accessory buildings; verifies compliance with Ohio Building Code (OBC), Residential Code of Ohio (RCO) & Ohio Manufactured Home Rules (OMH); provides quality customer service; complies with safety practices and all departmental, county, state federal policies/procedures/regulations and laws. (E.g. wear Personal Protective Equipment (PPE), use appropriate equipment to safely perform job duties, promptly report unsafe conditions).


Provides expertise in answering questions from contractors, engineers, architects, building inspectors & property owners regarding building code, general building practices, regulations & specifications. Acts as liaison between contractors & property owners; resolves conflicts which may occur; answers questions regarding building codes, general building practices and/or regulations and specifications.


Completes plans & pre-plan review of residential & commercial plans to check for permit & RCO Code compliance. Performs quality control inspections on building materials; verifies compliance with specifications.


Performs office duties such as entering dimensions & areas of buildings into a RES Check or Com Check program; determines size and type of insulation requirements from information gathered.


Performs others duties of a similar nature or level as assigned.


Minimum Qualifications

High School Diploma or General Equivalency Diploma (G.E.D.); 5 yrs. experience working at the journeyman level in building inspections; valid Ohio Driver’s License.


  • Or equivalent of Minimum Class Qualifications for Employment noted above may be substituted for the education and/or experience required. Education and Experience may not be substituted for mandated licensure/certification.

POSITION SPECIFIC MINIMUM QUALIFICATIONS: If you do not have the full or interim certification, you will not be considered for this position.

  • Full certification must be obtained before Interim certification expires.

Unusual Working Conditions

Predictable and regular attendance is required.


Travel may be required.


Climbing, stooping, kneeling, crawling, walking, pushing, fingering, talking, hearing, seeing, crouching, reaching, repetitive motion.


Exert up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.


Incumbents may be subjected to moving mechanical parts, electrical currents, fumes, dusts, and work space restrictions. Exposed to dirt, odor &/or inclement/adverse weather including extreme heat and cold.
