Job summary

The Jackson House Apartments & WB Sanders Retirement Center in Paducah, KY is hiring a full-time Building Engineer Technician to service the Jackson House Apartments & WB Sanders Retirement Center. The BET ensures daily maintenance requests are completed, grounds kept up, and make-ready apartments prepared for re-renting.

Salary starts at $19/hour with raises; health benefits after 60 days; a 403(b) after one year; UFCW227 Local Union member.

Qualifications

• High school diploma or GED.
• Experience in the maintenance field is preferred but not required.
• Certification in plumbing, electrical, or refrigeration is desirable (or should be pursued during tenure of employment).
• Possession of a valid driver's license is essential; employee must be insurable with company vehicle insurance and must be bondable.

Responsibilities

• Process maintenance service requests (work orders) promptly.
• Review outstanding requests daily to ensure residents are served well.
• Distribute materials, supplies and equipment to work areas and be accountable for said supplies.
• Keep the Property Manager informed of the status of ongoing work in buildings.
• Maintain grounds, cleanliness of the property, and monitor dumpster areas.
• Remove ice and snow from parking areas and walkways as needed.
• Make ready vacant units quickly to allow tours and re-rentals.
• Perform other duties as assigned.

OVERVIEW OF THE POSITION

This position is located in Paducah, KY servicing apartments at Jackson House Apartments & WB Sanders Retirement Center.

The Building Engineer Technician (BET) is vital to the smooth operation of the property. They are responsible for, among other things, the completion of daily maintenance requests, the general upkeep of the grounds, and the completion of make-ready apartments.

Salary: $19/hour starting salary with scheduled raises. Health & Welfare Benefits after a 60-day probationary period. 403(b) account after one year of service. Member of the UFCW227 Local Union.

RESPONSIBILITIES OF THE POSITION

Service Requests

BETs are responsible for ensuring that all maintenance service requests ('work orders') are processed in a timely and orderly manner

A review of outstanding service requests should be completed daily to ensure that residents are being served well

BETs will distribute materials, supplies and equipment to work areas and will be accountable for said supplies

BETs will keep the Property Manager informed of the status of ongoing work in buildings

Housekeeping and Grounds

BETs keep tabs on the cleanliness of the property, including picking up grounds, maintaining dumpster areas, and monitoring apartment breeze way/stairwell cleanliness

BETs are responsible for removing ice and snow from parking areas and walk ways in advance of contracted snow removal crews.

Make Ready Apartments

Vacant units should be made ready in a timely manner so they can be toured and re-rented quickly

As much in-house maintenance work should be completed as possible to avoid the use of outside contractors

Other Duties as Assigned

POSITION REQUIREMENTS

EDUCATION and EXPERIENCE REQUIREMENTS

High school diploma or GED

Work experience in the maintenance field is preferred but not required

Certification in related maintenance fields (plumbing, electrical, refrigeration) is desirable (or should be pursued during tenure of employment)

SKILL REQUIREMENTS

Ability to operate general cleaning equipment (i.e. vacuum cleaner, carpet scrubber, industrial-size mop and bucket)

Reading/comprehension and basic math skills

Ability to work independent of direct supervision

Ability to prioritize and organize work tasks and to establish and meet deadlines

Considerable knowledge of building construction and maintenance

Ability to communicate clearly, concisely, and with empathy to persons of all ethnic and economic backgrounds

Ability to maintain information in a confidential manner

Working knowledge of trades, such as plumbing, electricity, and carpentry, are appreciated but not required

PHYSICAL and ENVIRONMENTAL REQUIREMENTS

Handling of equipment and materials that weigh up to 100 pounds

Moving and arranging furniture

Bending, kneeling, stretching, walking, standing up to 8 hours daily

Pushing or pulling equipment in a stooped over position such as a vacuum or mop

Crawling or laying to work in small, cramped areas

Working outside in the elements daily
