Job summary

Energy Jobline ZR is seeking an experienced Building Engineer for a Class A office property. You will resolve work orders, troubleshoot HVAC, plumbing, and fire/life safety issues, and coordinate with vendors for various projects.

You will also walk properties to identify issues, communicate with tenants, and participate in preventative maintenance and special projects as needed. EPA certification or similar credentials are presumed or required depending on property standards.

Qualifications

• 2+ years of Building Maintenance experience in a commercial setting.
• Experience with automated systems.
• Familiarity with HVAC, electrical, plumbing and roofing.
• Experience with chillers.
• Experience testing chemical levels in water systems.
• Ability to work with external vendors.

Responsibilities

• Walk properties to identify potential maintenance issues before they occur.
• Respond to tenant concerns and inquiries.
• Review work orders in the work order system.
• Speak with tenants to understand work order needs.
• Troubleshoot plumbing and potential electrical needs.
• Address fix-it items across facilities, electrical, roofing, plumbing, HVAC, etc.
• Assist with preventative maintenance.
• Coordinate with vendors for TI and Construction CapEx projects.
• Meet vendors on properties to provide access to electrical or equipment rooms.
• Work with vendors on various projects and follow up.
• Track work order status and communicate with Property Managers and team.
• Ensure landscaping is well kept.
• Review vendor proposals to select vendors with the Property Manager.
• Set up for special events and property projects as needed.
• Assist with specialty projects.

This property management firm is seeking a professional Building Engineer to work with Class A Office property. The position will be point of contact for resolving work orders, troubleshooting a variety of building issues for HVAC, plumbing, fire/life/safety issues and general maintenance, as well as communicating with vendors for specific needs. Must have EPA Certification!

Responsibilities include:

• Walking properties to identify potential maintenance issues, before they become an issue


• Responding to tenant concerns and inquiries


• Reviewing work orders on work order system


• Speaking with tenants face to face to understand their work order needs


• Troubleshooting plumbing and potential electrical needs


• Responding to fix-it items such as: general facilities, electrical, roofing, plumbing, HVAC, etc.


• Assisting with preventative maintenance


• Speaking with vendors for TI and Construction CapEx projects


• Meeting vendors at properties to open suites or provide access to electrical or equipment rooms


• Working with vendors on various projects, and following up


• Tracking work order status
