Civil Recruit is seeking a Building Engineer to supervise maintenance techs and contractors across multiple corporate campuses. You will manage preventive maintenance, repairs, and system optimizations for electrical, mechanical, and BAS-controlled equipment to ensure safe, compliant operations.

The role requires 5+ years in building engineering or supervision, a valid driver’s license, and flexibility for after-hours work. You will report to the Sr.

Qualifications

  • CMMS experience and cost estimating experience are preferred.
  • Strong communication and teamwork skills; ability to work under pressure.
  • Valid driver’s license and willingness to respond to after-hours emergencies.

Under the direct supervision of the Sr. Manager and indirect oversight from Director of Asset Services, the Building Engineer supervises and leads a team of maintenance technicians, skilled trades persons, and technical contractors to ensure that the corporate campuses are supported, maintained with specialized repairs and preventative maintenance, and all operating systems are optimized at all owned and leased corporate campuses, while ensuring compliance with safety codes and energy efficiency standards. This role will support preventive maintenance, emergency repairs, and inspections, onsite. Included among these are mechanical and electrical systems, building automation (BAS), chiller plants, air handling units, VAC systems, oil water separators, fuel delivery, fire alarm and fire suppression systems, etc.

Responsibilities
  • The incumbent will supervise 1-2 in-house maintenance technicians; as well as trade contractors from multiple trade disciplines in the management of the day-to-day preventative maintenance program and execution of multiple repair/improvement projects. The incumbent will oversee and manage multiple service contractors, monitor the performance of their technicians as they perform their monthly service on equipment and systems to ensure the technicians are following the manufacturer's guidance for equipment servicing.
  • Perform maintenance and repairs to the mechanical, plumbing, structural, furniture, fire, life safety and control systems. Keep facility and building systems up to applicable standards. The incumbent performs preventative maintenance, repair, and replacement of electrical, plumbing, and mechanical equipment at all owned and leased properties. Responds to scheduled, unscheduled and preventative maintenance work orders.
  • Respond to or assign appropriate technicians to emergency calls during off-duty hours when there is an imminent threat to the safety of personnel or structural integrity or when critical systems have stopped functioning.
  • Addresses existing or potential problems and makes recommendations to ensure systems and equipment meet manufacturers' operating parameters.
  • Orders and stocks supply and replacement parts to ensure availability for future needs.
  • Assists in developing and executing testing and inspection checklists to ensure quality work by contractors and staff.
  • Contributes to the safety program
  • Assists in the preparation of Statements of Work (SOW) and other construction documents for repairs, new construction, and renovation work to be performed. Assistance includes obtaining telephone / written estimates and quotes for materials and equipment needed to facilitate repairs and the completion of assigned job/task. Monitors contractors work to ensure they are providing products and services per the terms and conditions of the contract. Assists in developing punch lists, testing, and inspections as required to ensure acceptable quality in both services and construction work and assists in the performance of in-house projects.
  • Performs preventative maintenance by inspecting, adjusting and troubleshooting of electrical, mechanical, plumbing, and equipment and machines. Additional maintenance items include doors, windows, hardware, wall and floor coverings, module furniture, sunshades and blinds. Coordinates work with all other trades.
  • Align with all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.
  • Follow departmental policies for the safe storage, usage, and disposal of hazardous materials. Maintain a clean and safe workplace
  • Prepares written reports on their condition in conformance with the reporting requirements to the Annual Facility Condition and Annual Inspection Summary.
  • Conducts daily inspections of facilities to ensure fire and life safety practices are in compliance with fire and life safety requirements. Develops deficiency reports with recommendations for solutions along with cost estimates to bring facilities into compliance.
  • Assists in developing and executing a comprehensive maintenance program for building assemblies, site features, equipment and associated components.
  • Support campus activities including relocations, emergency actions, escorting and monitoring contractors on-site. May act as Technical Monitor for equipment contracts valued up to $100,000. Individual may be required to assist other departments, as directed.
  • Records and compiles operational data, completing and maintaining forms, logs, and report
  • Assists in preparing documents for maintenance, repairs and renovation, including soliciting and monitoring contractors.
  • Escorts local contractors at post facilities when required.
  • Ability to maintain and relate KPI's from the computer management system, Corrigo.
  • Maintain an energy management program. Ensure all systems operate in the most efficient manner.
  • Assist with the implementation of a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. Perform emergency repairs as needed.
Requirements

Requirements:

High School Diploma or GED and trade school diploma with specialized vocational training from an accredited institute recognized as producing journeyman level technicians with specialization in the plumbing, electrical or general construction fields is required, or equivalent of 5 years of job-related experience.

Prior Work Experience

A minimum of five (5) years of experience working as a building engineer, supervisor, or lead technician at commercial buildings, corporate campuses, hospitals, manufacturing plant, office buildings, or large university / school. The work experience must demonstrate a progression in increased responsibility throughout the career, including developing statements of work, construction documents, cost estimates, management, repair and maintenance of plumbing and commercial or industrial HVAC/mechanical heating, refrigeration and ventilation systems that are incorporated into a CMMS system. Prior supervisory experience is required.

Job Knowledge:

  • Incumbent must be able to read and interpret electrical, plumbing, and mechanical layout drawings, riser diagrams, piping schematics, equipment schedules, and as-built drawings. Must have knowledge of building codes, electrical codes, and other construction documents
  • Reading and working from sketches, architectural and engineering drawings, specifications, schematics, one-line diagrams and material lists.
  • Ability to identify problems or dangers, report issues and provide solution.
  • Communication and interpersonal skills to answer queries from end-users.
  • Ability to work as part of a team, work under pressure and a tight schedule.
  • A flexible approach to work shifts and answer emergency calls at all hours.
  • A valid driver's license is required.
  • Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
  • Ability to exercise judgment based on the analysis of multiple sources of information.
  • Willingness to take a new perspective on existing solutions.
  • Microsoft Office (Word, Excel, Outlook, Teams) and prior CMMS experience preferred
  • Organizational skills with an inquisitive attitude.
