Job description

The Building Engineer is responsible for the operation and maintenance of building systems and equipment, performance of preventative maintenance and unscheduled repairs, as directed. Also responsible for the successful completion of the day-to-day maintenance of property as directed and in accordance with Shea Properties standards, policies and procedures. The Building Engineer will report directly to the Chief Engineer. The Building Engineer is expected to be actively involved in working with tools, and in implementing repairs.

Job Duties
  • Operate building equipment and systems as directed by Chief Engineer and/or Manager.
  • Use best practices to troubleshoot, repair and adjust equipment and systems in a cost-effective manner and to improve, when possible, the building systems and equipment.
  • Acknowledge and respond to all service requests timely. Requests include but not limited to the following:
    • HVAC - Respond to hot and cold calls, including verification of equipment operation and completing repairs as needed.
    • Electrical- Complete lighting, switching and receptacle repairs and motor replacements.
    • Plumbing- Complete basic faucet and toilet repairs and replacements.
    • Operation, maintenance and repair of other building systems including Fire Alarm, Elevators, Generators, Landscape systems, Window systems and Fountains.
    • Conduct building rounds and record meter readings.
  • Ensure issues are resolved in a timely fashion with minimal impact to the property or customers.
  • Follow up with tenants to ensure all service requests are completed to their satisfaction.
  • Escalate issues when appropriate to Chief Engineer or Property Management.
  • Assist Chief Engineer and Managers with vendor coordination as directed.
  • Complete all preventative maintenance assignments and unscheduled tasks on time.
  • Participate in engineering training programs and initiatives, such as emergency response, HVAC certifications, and safety programs as required, or as suggested by Chief Engineer or Manager.
  • Comply with safety and environmental procedures and programs, specifically hazardous communication, lockout – tag out, asbestos O & M and mold awareness.
  • Assist in maintaining inventory by properly monitoring and recording inventory items.
  • Regularly provide information to the Property Management Staff regarding safety concerns and the general appearance of the property to ensure a quality and safe environment.
  • Employee will embrace, engage and enforce all regulatory and company environmental, health and safety programs.
  • Provide and respond to on-call maintenance requirements during evenings, weekends and holidays as scheduled.
  • Provide and maintain his/ her own hand tools customarily used in the industry and building trades.
  • Perform other duties as assigned.
Technical/Professional Knowledge (Knowledge/Skills, Education, and Experience)
  • Basic computer skills and able to create and close out work orders.
  • A minimum of 3 years’ experience in property maintenance and mechanical repairs in office, industrial and/or retail buildings.
  • Two-year trade school certificate emphasizing HVAC, electrical, plumbing, life safety and building control systems, preferred.
  • Effective oral and written communication skills; ability to give clear direction and respond to inquiries.
  • Ability to operate hand tools.
  • Knowledge of First Aid and Safety procedures.
Work Environment

The Building Engineer works primarily at multiple properties and interfaces with external/internal customers and vendors on a regular basis. The position work schedule (days and hours) varies depending on the property. Hours are usually scheduled from 8 a.m. – 5 p.m. and are typically scheduled to workweek days (Mon – Fri). Must be available to work over-time as needed and work on-call schedule. The Building Engineer should be flexible and readily available depending on the needs of the property. Must be able to travel to different locations as needed.

Physical Requirements

The Building Engineer’s physical condition must be sufficient for the consistent and successful completion of the specific responsibilities defined for this position and for his/her performance to be in complete conformance with all professional standards defined for this position. While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl, talk, and hear. May be required to lift and/or move up to 50 pounds and operate power tools. Must be able to occasionally drive during the course of work.
