Job summary

JLL is seeking a Building Engineer to operate, maintain and troubleshoot complex facility systems in a Charlotte, NC campus. You will focus on one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant) while staying multi-skilled to complete daily tasks across systems.

The role requires 2–4 years of building systems experience, independent work capability, and strong computer literacy (Word/Excel).

Qualifications

• High School diploma or GED required.
• Experience maintaining and repairing commercial building systems is preferred.
• Ability to analyze operation of mechanical, electrical, plumbing and HVAC systems and take corrective action.

Responsibilities

• Operate, maintain, troubleshoot and repair facility equipment across systems.
• Demonstrate technical expertise in one craft and multi-skill in others to complete daily tasks.
• Maintain facility services, preventative maintenance, purchasing and inventory control.
• Record readings and adjust equipment for optimal performance.
• Follow safety policies for hazardous materials and maintain a clean, safe workplace.
• Support outside contractors and monitor work quality and cost.

What this job involves -

The Building Engineer will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

Your day-to-day tasks will include:

• Perform maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned
• Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency.
• Maintenance of the equipment will include cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels
• Record readings and make adjustments where necessary to ensure proper operation of equipment
• Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
• Perform periodic checks of tool and instrument inventory
• Monitor the quality and pricing of maintenance work performed by outside contractors
• Required to bend, sit, kneel, squat, stand, reach and lay as required to access equipment components for extended periods of time.
• May be required to work exposed to heat, sunlight, rain, cold, daylight and etc.

Physical Demands and Work Environment:

• Ability to work in both indoor and outdoor environments
• Capable of working in controlled environments (cleanrooms, labs, or specialized spaces)
• Must be able to perform physical tasks including lifting, climbing, bending, and standing for extended periods
• Work involves exposure to various building systems and potentially hazardous materials
• Must maintain a clean and safe work environment at all times

Required Qualifications

• High School diploma or GED equivalent
• 2-4 years experience maintaining and repairing commercial building systems
• Ability to analyze the operation of various Commercial or Industrial Mechanical, Electrical, Plumbing and HVAC systems, determine the cause of any problems/malfunctions and take corrective action
• Computer literacy for record-keeping and work order systems
• Working knowledge of computer applications including Word and Excel
• Ability to work independently and stay on task in a customer service-oriented environment

Preferred Qualifications

• Previous experience in commercial property or corporate office environments
• EPA 608 Universal Certification
• Two years of trades schooling in electrical system design, refrigeration, and HVAC
• Knowledge of office furniture systems installation and repair
• General roofing repair experience
• Locksmith skills and knowledge of door hardware systems
