Qualifications

  • High school diploma or GED required.
  • 5-7 years of commercial building engineering or facilities maintenance experience.
  • Experience overseeing maintenance projects or coordinating vendors.
  • Strong working knowledge of HVAC, electrical, plumbing, and building automation systems.
  • CFC Universal Certification required or able to obtain within 90 days.
  • SMT certification preferred; progress toward SMA certification is a plus.
  • Familiarity with work order and preventative maintenance systems.
  • Proficiency with Microsoft Office (Word, Excel, Outlook).
  • Experience with Microsoft Teams and SharePoint preferred.
  • Valid driver's license; ability to respond to emergencies outside hours.

Responsibilities

  • Maintain and troubleshoot commercial HVAC systems including chillers, pumps, VFDs, and rooftop units.
  • Perform and oversee preventative maintenance: filters, belts, lubrication, coil cleaning, inspections.
  • Monitor BAS data and equipment performance; adjust controls and schedules.
  • Coordinate major maintenance or replacement projects with vendors.
  • Support energy efficiency initiatives and building sustainability objectives.
  • Conduct routine inspections of electrical, plumbing, and life safety systems.
  • Assist with access control, building security, and site utilities.
  • Maintain building documentation and maintenance reports.

Job description

Key Responsibilities

Mechanical & HVAC Systems



  • Maintain and troubleshoot commercial HVAC systems, including chillers, cooling towers, pumps, VFDs, air handlers, rooftop units, and terminal boxes.

  • Perform and oversee preventative maintenance, including filter and belt changes, motor lubrication, coil cleaning, and equipment inspections.

  • Monitor water treatment programs, equipment performance, and routine testing.

  • Identify equipment deficiencies, recommend repairs, and coordinate major maintenance or replacement projects.

  • Monitor HVAC and mechanical performance through Building Automation Systems (BAS).

  • Adjust system settings, temperature controls, scheduling, and building pressures to optimize performance.

  • Utilize BAS data and trend logs to diagnose operational issues.

  • Support energy efficiency initiatives and building sustainability objectives.


Electrical & Plumbing



  • Perform basic electrical troubleshooting, lighting repairs, and preventative maintenance.

  • Maintain familiarity with electrical distribution systems, switchgear, transformers, and applicable electrical safety practices.

  • Complete minor plumbing repairs involving drains, flush valves, faucets, drinking fountains, and related components.

  • Coordinate with outside contractors for larger electrical and plumbing repairs.

  • Inspect exterior drainage systems and address potential concerns.

  • Assist with maintaining fire and life safety systems, including fire panels, sprinkler systems, and fire pumps.

  • Coordinate required inspections, testing, maintenance, and repairs to ensure code compliance.

  • Identify potential system deficiencies and maintain familiarity with applicable safety regulations.


General Building Operations



  • Conduct routine inspections of interior and exterior building areas, identifying maintenance needs and initiating work orders.

  • Perform general maintenance, including painting, minor carpentry, and building repairs.

  • Inspect roofs, parking areas, exterior surfaces, and other structural components for potential deficiencies.

  • Support construction and capital improvement projects through plan reviews, documentation, and coordination.

  • Maintain organized building records, equipment documentation, and maintenance reports.

  • Assist with access control, building security systems, and site utilities.

  • Maintain clean and organized mechanical rooms, workspaces, and equipment.

  • Coordinate vendors and ensure work is completed safely and to established standards.


Safety & Compliance


  • Follow OSHA guidelines and established safety procedures, including lockout/tagout and electrical safety protocols.

  • Ensure building operations remain compliant with applicable codes, regulations, and company standards.

  • Promote safe working practices among contractors and engineering personnel.


Qualifications


  • High school diploma or GED required.

  • 5-7 years of commercial building engineering, facilities maintenance, or closely related experience.

  • Previous experience overseeing maintenance projects or coordinating vendors.

  • Strong working knowledge of commercial HVAC, electrical, plumbing, and building automation systems.

  • CFC Universal Certification required or ability to obtain within 90 days of employment.

  • SMT certification preferred; progress toward SMA certification is a plus.

  • Familiarity with building work order and preventative maintenance management systems.

  • Proficiency with Microsoft Office, including Word, Excel, and Outlook.

  • Experience with Microsoft Teams and SharePoint preferred.

  • Valid driver's license required.

  • Ability to respond to building emergencies outside normal business hours as needed.

  • Ability to lift up to 50 lbs. and perform physical maintenance duties, including bending, climbing, kneeling, crawling, reaching, and working in confined spaces.

  • Strong organizational, troubleshooting, and prioritization abilities.

  • Excellent communication, teamwork, and customer service skills.

  • Ability to work independently while maintaining positive relationships with property management, tenants, and outside vendors.
