Job summary

Harris Rochester, Inc. in Minnesota seeks a skilled Construction Project Manager to lead site teams, coordinate with owners and contractors, and ensure projects meet schedule, budget, and quality standards.

You will review permits, manage change orders, implement safety programs, and supervise closeout activities, with emphasis on efficient use of resources and client satisfaction.

Responsibilities

  • Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems.
  • Confer with project personnel to identify and resolve problems Resolving Conflicts and Negotiating with Others – Handling complaints, settling disputes, and resolving grievances and conflicts, or otherwise negotiating with others.
  • Ensure a safe work environment is maintained, appropriate safety systems/processes are utilized, conduct audits per individual project, and ensure compliance with all OSHA and other state/federal safety and environmental laws Inspect or review projects to monitor compliance with Harris and OSHA safety requirements.
  • Perform site walkthroughs and inspections Administer project close-out including Operation and Maintenance manuals, owner training, punch list, commissioning, etc.
  • Attend pre-bid, turnover and preplanning meetings as required. Plan, schedule, or coordinate controls project team activities in line with overall project schedule and provide updates to project team as part of regularly scheduled project meetings.

  • Develop or update project plans for projects including information such as project objectives, technologies, systems, information specifications, schedules, funding, and staffing.
  • Implement new or modified plans in response to delays, change orders, or construction site emergencies.
  • Evaluate construction methods and determine cost-effectiveness of plans, using computer models.
  • Manage financial aspects of contracts (fee payment, rental equipment, income/expenses, etc.) and effectively complete change orders as needed.
  • Protect company’s interest and simultaneously maintain good relationship with client.
  • Prepare and submit budget estimates, progress reports, or cost tracking reports.
  • Be aware of monthly figures, taking proactive action to prevent losses and maximize profitability.
  • Address and correct issues when the project exceeds budget or scope.
  • Assume ownership for productivity of crafts, efficient use of materials and equipment, and contractual performance of the project.
  • Review or complete change order pricing.
  • Prepare contracts or negotiate revisions to contractual agreements (change orders) with architects, consultants, clients, suppliers, or subcontractors.
  • Initiate and maintain extra work estimating and issuance of change orders.
  • Apply for and obtain all necessary permits or licenses.
  • Interpret and explain plans and contract terms to representatives of the owner or developer, including administrative staff, workers, or clients.
  • Track the progress and quality of work being performed.
  • Manage and lead team to completion of project, including post mortems, regular statuses and continual improvement and adjustments Monitor or track project milestones and deliverables.
  • Submit project deliverables, ensuring adherence to quality standards.
  • Prepare project status reports by collecting, analyzing, and summarizing information and trends.
  • Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc. as required.
  • Analyze information and evaluate results to choose the best solution and solve problems.
  • Understand the implications of new information for both current and future problem-solving and decision-making.

Pay Range: $67,524.87 - $101,287.31 The actual salary offer will vary by candidate based on a wide range of factors such as specific skills, qualifications, experience, and location.
