Job summary

Anarust Inc. is seeking a detail-oriented BIM Modeler to develop and maintain accurate 3D BIM models for architectural, structural, and MEP projects in West Virginia. You will collaborate with design and construction teams to produce coordinated models and technical drawings that support planning and construction.

Job description

We are seeking a detail-oriented and technically skilled BIM Modeler to develop, maintain, and coordinate accurate 3D building information models for architectural, structural, and MEP (mechanical, electrical, and plumbing) projects. The successful candidate will collaborate with architects, engineers, designers, and construction professionals to produce coordinated models and technical drawings that support efficient project planning, design, and construction.

The ideal candidate will have experience with BIM software, a strong understanding of building design principles, and the ability to interpret technical drawings, follow project standards, and maintain high levels of modeling accuracy.

Key Responsibilities

• 3D Model Development: Create and maintain detailed 3D BIM models based on architectural, structural, or MEP design information.
• Technical Drawing Production: Generate plans, sections, elevations, schedules, and other construction documentation from BIM models.
• Model Coordination: Collaborate with architects, engineers, and other disciplines to ensure consistency and coordination across project models.
• Clash Detection: Identify potential conflicts between building systems and assist in resolving coordination issues.
• Design Interpretation: Review architectural drawings, engineering specifications, and project documentation to ensure accurate model development.
• Model Updates: Revise BIM models based on design changes, engineering feedback, and project requirements.
• Quality Assurance: Verify model accuracy, completeness, naming conventions, and compliance with established BIM standards.
• Data Management: Maintain model information, component properties, libraries, and project documentation.
• Project Collaboration: Participate in coordination meetings and communicate modeling issues to relevant project stakeholders.
• Standards Compliance: Follow project-specific BIM execution plans, modeling guidelines, and applicable building standards.
• Documentation Support: Assist in preparing quantity takeoffs, schedules, and model-based reports where required.
• Continuous Improvement: Identify opportunities to improve modeling workflows, coordination processes, and documentation efficiency.

Qualifications and Requirements

• Diploma or bachelor's degree in Architecture, Civil Engineering, Structural Engineering, MEP Engineering, or a related technical field.
• Experience with BIM modeling and building design documentation is preferred.
• Proficiency in Autodesk Revit or other relevant BIM software.
• Familiarity with AutoCAD and the interpretation of architectural and engineering drawings.
• Understanding of building construction methods, materials, and design principles.
• Knowledge of model coordination and clash detection processes.
• Strong attention to detail and spatial visualization skills.
• Ability to manage multiple tasks and meet project deadlines.
• Effective communication and teamwork skills.
• Willingness to learn new modeling tools, technologies, and industry standards.

Preferred Skills

• Experience with Navisworks for model coordination and clash detection.
• Familiarity with BIM 360 or Autodesk Construction Cloud.
• Knowledge of architectural, structural, or MEP modeling workflows.
• Understanding of BIM Level of Development (LOD) requirements.
• Familiarity with IFC file formats and interdisciplinary model exchanges.
• Experience with quantity takeoffs, model-based schedules, and construction documentation.
• Knowledge of Dynamo or other automation tools is an advantage.
