Job summary

Butler Plus is seeking a hands-on unit-turn technician to manage make-readies across Tampa and Orlando. You will read scopes, plan routes, coordinate with subcontractors, and ensure each unit is clean, safe, and presentation-ready for turnover.

You will perform cleaning, painting, caulking, drywall, and punch work, maintain tools, report safety concerns, and document work with photos and checklists. Being bilingual in English/Spanish, possessing a valid driver's license, and passing background

Who You Are:

You are a hands-on make-ready, maintenance, or handyman professional who takes personal responsibility for the finished product. You show up on time, in uniform, and ready to work. You can read a scope, organize your route and workload, make practical decisions without constant direction, and adapt when conditions change. You are comfortable using a smartphone or tablet for photos, checklists, status updates, and closeout documentation. You communicate respectfully and directly with property teams and subcontractors, inspect work carefully, and have the confidence to require corrections when work does not meet the agreed standard.

Essential Duties and Responsibilities:
Unit Turn Execution & Field Delivery
  • Review scopes and priorities with the Service Delivery Manager; independently plan the route, sequence, materials, and subcontractor handoffs.
  • Perform cleaning, paint touch-ups and repaints, surface preparation, caulking, light drywall and trim repair, trash-out, and final detailing.
  • Complete authorized handyman and punch work, including basic fixtures, hardware, bulbs, batteries, filters, doors, drawers, and closet components.
  • Protect the property, maintain an orderly jobsite, and leave each unit clean, secure, and presentation-ready.
  • Photograph and elevate damage, hidden conditions, missing materials, and out-of-scope work. Recognize when flooring, a specialty partner, or a licensed trade is required.
  • Complete a final self-inspection, correct defects, and present the unit ready for approval.
Quality, Documentation & Communication
  • Capture clear before-and-after photos of every room, damage condition, add-on, and completed repair.
  • Complete digital scopes, checklists, notes, material records, and closeout documentation accurately and on time.
  • Give real-time updates on blockers, scope changes, subcontractor status, and at-risk ready dates.
  • Meet quality, turnaround, documentation, material-care, and conduct standards; correct punch and callback items promptly.
Subcontractor Field Coordination
  • Coordinate access, sequencing, and expectations with assigned or approved floor-care providers and specialty trades.
  • Confirm subcontractors understand the scope, property rules, timing, documentation, and finish standard.
  • Inspect their work, address deficiencies respectfully, and require correction before acceptance.
  • Escalate schedule, scope, safety, or repeated quality concerns; never authorize unapproved work or cost.
  • Model the Butler Plus benchmark and support training demonstrations or quality checks when directed.
Safety, Tools & Vehicle
  • Follow safety, access, chemical, and PPE requirements; stop work and exit any drywall discoloration, biohazards, structural concerns, or hazardous materials.
  • Care for company-provided tools and equipment; report repair, replacement, or supply needs early.
  • Operate the Butler Plus van safely and keep it clean, tidy, organized, stocked, roadworthy, and presentation-ready.
  • Use the company-provided car wash so the van consistently reflects Butler Plus quality.
  • Report injuries, near misses, vehicle issues, property damage, access concerns, or security incidents immediately.
Customer Experience & Culture
  • Represent Butler Plus through punctuality, uniformed appearance, respectful communication, jobsite cleanliness, and dependable follow-through.
  • Build productive property-team relationships while directing scope, price, schedule, or service-level decisions to the Service Delivery Manager.
  • Enter only authorized units, protect keys and credentials, respect residents and property, and secure the work area.

Position Requirements:
  • 3+ years of hands-on unit-turn, make-ready, maintenance, renovation, painting, cleaning, handyman, or related trade experience.
  • Ability in cleaning, paint, caulking, light drywall, trim, hardware, fixtures, and general punch work.
  • Ability to read a scope, prioritize tasks, plan the day, solve field problems, and work without constant supervision.
  • Judgment to recognize work requiring manager approval, a specialty subcontractor, or a licensed trade.
  • Comfort using a smartphone or tablet for scopes, photos, checklists, messages, timekeeping, and closeout.
  • Professional communication and confidence holding assigned subcontractors accountable for timing and quality.
  • Professional working proficiency in both English and Spanish is required. The technician must be able to communicate work scopes, schedules, safety requirements, quality corrections, and field issues effectively with English- and Spanish-speaking subcontractors, property teams, and team members.
  • Valid driver's license and acceptable driving record; responsible company-van operation and care. Ability to pass a background check, drug screening, and E-Verify.
  • Ability to lift 50 pounds; bend, kneel, reach, climb ladders, and work safely in vacant units.
  • Availability throughout Tampa and Orlando, including occasional rush or weekend turns.
Preferred Qualifications:
  • Experience with a multifamily maintenance, renovation, make-ready, or property-services organization.
  • Broad handyman capability and familiarity with basic plumbing, appliance, filter, and electrical components.
  • Experience coordinating flooring, carpet-care, cleaning, or specialty subcontractors.
  • Familiarity with Yardi, Entrata, RealPage, or similar property-management or work-order platforms.
  • EPA Lead-Safe Renovation, OSHA 10, or comparable certification.
First 90 Days - Success Looks Like
  • You independently plan and complete turns by the ready date, communicating risks and changes early.
  • Your units pass the Butler Plus quality review the first time, with punch items resolved promptly.
  • Your photos, checklists, scope notes, and closeout records are complete and on time for every turn.
  • You identify out-of-scope needs early and coordinate assigned subcontractors effectively.
  • Your van, tools, materials, and jobsites stay clean, organized, safe, and ready.
  • The Service Delivery Manager and property teams trust you to run the work and deliver Butler Plus quality.
