Job summary

RADCO Residential in Duluth, GA is seeking a Bilingual Maintenance Technician to join our multifamily team. You will perform routine maintenance, diagnose issues, and respond to service requests with a focus on safety and quality.

The ideal candidate has 1–3 years in maintenance, HVAC/EPA Type I & II or Universal, and a valid driver's license. Nights, holidays, and weekends on-call work are required for shift coverage; on-call bonuses and strong benefits are offered.

Qualifications

• 1–3 years of maintenance experience, preferably in multi-family.
• HVAC/EPA Type I & II or Universal for refrigerant recycling is required.
• CPO certification is preferred.
• Possess knowledge of carpentry, electrical, plumbing, appliance repairs, roofing repairs, and other general maintenance skills.
• Strong time management, prioritization, and organizational skills.
• Detail-oriented and takes pride in quality work.
• Must be available to work nights, holidays, and weekends for on-call service requests.
• Knowledge of Federal, State and Local Fair Housing laws, OSHA, and EPA regulations.
• Must possess and maintain a valid driver's license with mileage reimbursement as per policy.

Responsibilities

• Ensure the property is well kept and address safety concerns promptly.
• Schedule and perform routine preventive maintenance on equipment as directed.
• Diagnose and perform minor repairs including HVAC troubleshooting and pool maintenance if applicable.
• Move appliances and equipment as needed and assist in removing abandoned items.
• Complete all service requests within 24 hours when possible.
• Respond to on-call emergencies with a quick response and after-hours coverage incentives.
• Communicate clearly with residents, prospects, and vendors.
• Demonstrate RADCO values of caring and professionalism.
• Perform other tasks as needed to support company objectives.

• Must possess and maintain a valid driver's license. Team members may be required to use their personal vehicle for business-related purposes, including obtaining parts, supplies, equipment, or responding to operational needs when a company vehicle or golf cart is unavailable. Mileage reimbursement will be provided in accordance with company policy.

Duties & Responsibilities

• Ensure the property is always well kept and maintained and immediately address any safety concerns
• Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager
• Diagnose and perform minor or routine maintenance or repair, to include HVAC troubleshooting and pool maintenance, if applicable
• Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster
• Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor
• Perform on-call emergency service requests when scheduled. When on call, emergency after-hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided
• Communicate clearly and professionally with residents, prospects, and visitors

May be required to transport appliances, equipment, supplies, tools, and maintenance materials throughout the community and to other designated locations as needed.

Physical Requirements

• Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools, or controls
• May be required to work atop of buildings or on roofs, as needed
• Must be able to carry, move, transport, position, install, remove, or continuously lift weight up to 75 lbs.
• Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried, and the weight of tools and supplies stored on the ladder
