New York City Economic Development Corporation (NYCEDC) is seeking an Assistant Vice President of Asset Management—Leasing & Portfolio Management to lead leasing and market engagement for three Sunset Park industrial properties: Brooklyn Army Terminal, Bush Terminal, and BWMM.

Reporting to the VP of Leasing, you will drive tenanting strategies, revenue goals, and cross-department collaboration with Legal, Marketing, and Operations to ensure compliance and data-driven decisions.

Qualifications

• Bachelor’s degree in Business Administration, Finance, Real Estate, or related field.
• 5+ years of experience in commercial real estate brokerage, preferably with industrial assets.
• Experience in leasing pipeline, prospecting to lease execution.
• Strong communication and project management skills.

Position Overview

Reporting to the Vice President, Asset Management - Leasing & Portfolio Management, the Assistant Vice President will be part of the Sunset Park district team, supporting the implementation of a vision and strategy for the equitable development, activation, and oversight of the Sunset Park industrial waterfront. This work spans planning, leasing, placemaking, and comprehensive management of three City-owned industrial properties: the Brooklyn Army Terminal, Bush Terminal, and the Brooklyn Wholesale Meat Market (BWMM).

Under the direction of the VP of Leasing and Portfolio Management, the AVP will contribute to executing leasing strategies across assets, helping to create a diverse tenant mix that delivers on policy and revenue goals through market engagement, prospecting, deal negotiation, and lease execution.

Essential Duties & Responsibilities

• Conduct market and consumer research, competitive analyses, and property tours to inform tenanting plans. Track and report relevant business data, expansion plans, and industry trends in collaboration with the Business Development team.
• Serve as the Leasing team’s liaison to the brokerage community by maintaining current contact lists, coordinating property tours, and organizing events that expand the prospect pipeline and strengthen market presence.
• Identify and engage prospective tenants, respond to inquiries, conduct site tours, maintain an active prospect list, and support portfolio-wide business development efforts.
• Coordinate integrated marketing efforts across the properties with the Marketing Department, including developing and executing outreach strategies to attract businesses to available spaces.
• Support budgeting and financial reporting for all three assets, including preparing and managing cash flow projections and tracking commission-related expenses throughout the fiscal year.
• Collaborate with the Legal Department to negotiate lease agreements and renewals for the Sunset Park portfolio in alignment with budget targets, market rents, and Portfolio Management’s mission-driven asset management mandate.
• Manage lease transactions from proposal preparation through execution, including coordinating the approval process and serving as the primary contact for tenant communications.
• Coordinate with the Property Operations team to collect site data, facilitate tenant move-ins, and support the maintenance of site conditions.
• Other duties as assigned.

Qualifications

• Bachelor’s degree in Business Administration, Finance, Real Estate, or other related fields
• 5+ years of experience in commercial real estate brokerage, preferably with manufacturing and industrial assets
• Experience with commercial real estate development, asset management, private equity, management consulting, urban planning, economic development and/or related field
• Detailed understanding of the leasing pipeline and process, from prospecting to lease execution
• Proven ability to develop, execute, and communicate strategic plans independently to diverse audiences
• Demonstrated ability to manage complex projects with close attention to detail and a solutions-oriented approach
• Effective written, verbal, and analytical communicator; proficient in Microsoft Office Suite
• Experience in lease negotiation and document drafting
• Experience with construction, property management, including working directly with property managers and tenants
• Demonstrated ability to manage complex projects with close attention to detail and a solutions-oriented approach
• Ability to work on-site in South Brooklyn up to 3 days per week
• NYC residency is required within 180 days of hire.

Preferred Qualifications

• Licensed NYC broker
• Experience in industrial campus planning, industrial policy, construction and property management, and/or manufacturing and distribution sectors
• Market research and/or appraisal experience
• Experience with MRI and Microsoft Dynamic software

Salary Range

$120,000—$123,000 USD
