Job summary

CDP Builders, the construction division of Community Development Partners, seeks an on-site Superintendent for Canvas Apartments in Fremont, CA. You will lead daily site operations, supervise trade contractors, enforce schedule, and ensure safety and quality on a ground-up multifamily project.

Minimum 5 years in construction with at least 2 in an assistant superintendent role; valid driver’s license and LIHTC exposure preferred.

Qualifications

  • Knowledge of building codes, construction regulations and general contracting practices for the project state/location.
  • Familiarity with software programs including Google Suite, MS Word and Excel, MS Project, and construction management software (e.g., Procore, Autodesk Build).
  • Strong planning and organizing skills with the ability to manage multiple timelines on a busy jobsite.
  • Strong communication and interpersonal skills for cross-functional collaboration.
  • Commitment to safety, quality and efficiency in construction practices.
  • OSHA 10 (required); OSHA 30 and First Aid/CPR.

Responsibilities

  • Assist the Superintendent in managing day-to-day site activities and enforcing jobsite protocols.
  • Help manage subcontractor work, including schedules, deliveries, and material staging to stay on schedule.
  • Perform site walks to monitor progress and ensure work aligns with plans and specs.
  • Enforce the construction schedule and support timely issue resolution with the project team.
  • Attend coordination meetings and assist with on-site walkthroughs with inspectors and consultants.
  • Monitor subcontractor work for quality and conformance with documents and codes, and coordinate corrective actions.
  • Promote a culture of safety, conduct toolbox talks and daily safety inspections, and support the safety plan.

As the Superintendent for the Canvas Apartments in Fremont, CA,you will be the on‑site leader, directly responsible for managing the daily operations of the construction site, including supervising trade contractors, enforcing the project schedule, and ensuring all work adheres to safety regulations and quality specifications. Their core purpose is to maintain a safe, efficient, and productive job site, translating the project manager's plan into physical construction. Your primary work location will be at the project site in Fremont, CA.

In this role, your responsibilities will include:
Field Operations
  • Assist the Superintendent in managing day‑to‑day site activities and enforcing jobsite protocols.
  • Help manage subcontractor work, including schedules, deliveries, and material staging, ensuring project stays on schedule and meets quality expectations.
  • Perform site walks to monitor progress, identify issues, and ensure work is being performed per plans and specs.
Project Coordination
  • Help enforce the construction schedule, identify potential delays, and support timely issue resolution.
  • Work with the Project Engineer and office team to communicate field needs and documentation.
  • Attend coordination meetings and assist with on‑site walkthroughs with inspectors and consultants.
Quality Control & Safety
  • Monitor subcontractor work for quality and conformance with construction documents and local codes.
  • Coordinate corrective work with subcontractors as needed.
  • Promote a strong culture of job safety, conducting toolbox talks and daily safety inspections, and supporting implementation of the company safety plan and OSHA requirements.
  • Identify unsafe conditions and work with the Superintendent to resolve them properly, ensuring safety violations, incidents, or quality issues are reported to the Superintendent or the company immediately.
Documentation & Communication
  • Maintain accurate daily field reports, site logs, and project and photo documentation.
  • Track deliveries, work progress, and subcontractor attendance.
  • Assist with punch list creation and management through project closeout.
Requirements
  • Knowledge of building code, construction regulations and general contracting practices for your project state/location.

Physical Requirements
  • Ability to walk and stand for extended periods (8-10+ hours) per day across uneven terrain.
  • Ability to stoop, kneel or crouch to inspect work, and the ability to climb ladders, scaffolding, and stairs to navigate multi-story buildings under construction.
  • Ability to frequently lift and carry up to 50 pounds (e.g. tools, materials or equipment).
  • Ability to work in an environment that includes extreme weather, high noise levels, and hazardous materials common to a construction worksite.
Minimum Experience
  • Minimum 5 years of experience in construction, with at least 2 years in an Assistant Superintendent capacity.
  • Experience working on ground‑up construction projects.
  • Valid driver's license, transportation, and proof of insurance.
  • Familiarity with affordable housing development, including LIHTC‑financed projects preferred, but not required.
  • Experience in multifamily housing projects (50-300 units) preferred.

The estimated salary range for this position is $110,000 to $140,000 per year, depending on experience. Note that all offers of employment are contingent upon successful completion of references and a basic background check.
