The Assistant Community Manager will act as the property lead in the Community Manager’s absence and serve as a role model to peers. You will assist with onsite property management tasks, lease apartments, respond to inquiries, manage paperwork, and support financial and administrative duties while ensuring excellent

Responsibilities

• Assume supervisory responsibilities in the absence of the Community Manager.
• Assist the Community Manager in all onsite duties to manage the property per Pegasus policy and procedures.
• Undertake special projects assigned by the Community Manager.
• Lease apartments to qualified prospects with product knowledge and professionalism.
• Respond promptly to walk-in, phone, and internet inquiries and enter data daily.
• Visually inspect the property daily for cleanliness and safety; perform light cleaning as needed.
• Escort prospects to apartments and amenity areas; operate keys and access methods as required.
• Follow up with prospects within 24 hours by phone and in writing.
• Process lease paperwork and enter files into the database for verification and move-in.
• Complete verification processes quickly and notify applicants of results within 24 hours if denied.
• Schedule move-ins to minimize rent loss and maintain closing ratios.
• Review monthly financials with the Community Manager and suggest revenue-improving actions.
• Monitor cash receipts, deposits, and log maintenance of accounts and vendor invoices.
• Ensure information in computer systems is backed up daily and follow Pegasus policies.
