Job summary

Tesoro Group is seeking an experienced Assistant Property Manager for Stillwater, MN. The ideal candidate will have at least 2 years in property management and 1 year in full-cycle leasing; lease-up experience is strongly preferred. This role is contract or has the potential for contract to hire after 90 days.

Qualifications

Job description

Tesoro Group is seeking an experienced Assistant Property Manager to join one of our long-term clients’ team at (1) of their properties in Stillwater, MN (55082). The ideal candidate will have at least 2 years’ experience in property management and at least 1 years’ experience in leasing – full cycle leasing is required (lease up experience is strongly preferred). This role is contract or has the potential for contract to hire with the right candidate (90 days before conversion).

Salary: $25-$27.50/hour DOQ.

Schedule: Monday-Friday 830am – 5pm. (Two paid 15-minute breaks if minimum 6.5 hours worked daily and 1 unpaid 30 lunch break).

The Assistant Property Manager supports the Real Estate Manager in the daily operations of assigned communities, including financial administration, compliance, leasing support, and resident relations. This role serves as a key operational partner and ensures consistency across leasing, collections, and compliance functions.

Job Duties and Responsibilities:

  • Supporting daily office operations and ensuring consistent coverage
  • Assisting with workflows, policies, and acting in the Property Manager role as needed
  • Work alongside property manager and resident accountant to maintaining accurate
  • resident ledgers; including assisting with resident payment portal set up
  • Managing delinquency, notices, and payment plans in alignment with company policy
  • Assisting with eviction processes and monthly financial reporting
  • Supporting compliance with LIHTC, HUD, and Section 8 program requirements
  • Processing certifications and maintaining audit-ready resident files
  • Processing applications, leases, move-ins, and move-outs
  • Supporting leasing efforts, follow-ups, and occupancy goals
  • Responding to resident concerns and coordinating conflict resolution
  • Ensuring timely communication and delivery of notices
  • Coordinating with maintenance on work orders and unit turns
  • Tracking work orders and supporting vendor coordination as needed
  • Maintaining accurate records within property management systems
  • Assisting with reporting on occupancy, delinquency, and compliance metrics
  • Supporting team training and reinforcing operational expectations
  • Performing additional duties and special projects as assigned

Minimum Requirements:

  • Must possess a minimum of 2 years in Property Management experience and 1 year full cycle leasing – lease up experience is highly preferred. Project
  • Must possess the ability to communicate effectively both verbally and in writing.
  • Must possess excellent organizational skills and the ability to manage multiple priorities while meeting deadlines.
  • Strong Yardi experience is required.
  • Must have intermediate proficiency with Microsoft Office Suite.
  • Maintain professional office environment.
  • Valid Driver’s License and reliable transportation.
  • Be able to pass a Kari Koskinen background check.
