Job summary

Cumming Group in Raleigh, NC is seeking an Assistant Project Manager to join our Program & Project Management team on public sector projects. You will support owners and consultants, analyze data, review pay apps, and help manage budgets and schedules across design and construction.

This role emphasizes clear communication, rigorous cost control, and hands-on use of Procore and Excel to track RFIs, changes, and invoices.

Qualifications

  • Bachelor's degree in Engineering, Construction Management, Architecture, Finance, Accounting, or closely related field.
  • 3+ years' experience in construction project management, project controls, or construction accounting.
  • Strong cost control experience including budget management, commitments, forecasting, and cash flow.
  • Advanced proficiency in Microsoft Excel with structured cost workbooks, pivot tables, and formulas.
  • Procore or a comparable CM platform proficiency.
  • Ability to read and interpret drawings, specifications, and CPM schedules.
  • Experience with CMAR and/or GMP projects; public sector procurement preferred.
  • Excellent oral and written communication and business presentation skills.
  • Ability to interface with all levels of management and staff.

Responsibilities

  • Produce tracking logs, matrices, RFQ/RFPs and comparison charts.
  • Draft and edit contract documents as required.
  • Report to ownership, prepare agendas and minutes, track follow-ups.
  • Track budgets and schedules through all design/construction phases.
  • Provide weekly progress reports with photo documentation.
  • Create meeting minutes for OAC and other meetings.
  • Assist with monthly project reporting.
  • Download drawings into Procore and maintain logs (RFQ/RFP, RFI, COs).
  • Support Principals, Project Directors, and PMs as needed.
  • Prioritize and manage multiple projects and deadlines in a fast-paced environment.
  • Develop knowledge of construction methods, materials, and sequences.
  • Demonstrate superior written and oral communication and problem-solving.

We are currently looking for an Assistant Project Manager based in our Raleigh, NC office. In this role, you will be a member of our rapidly growing Program & Project Management team. Responsibilities
  • Analyze data from consultants.
  • Review pay applications and consultant invoices, including Schedule of Values (SOV) reconciliation, stored materials, and reimbursable expenses.
  • Prepare Client deliverables for review, researching means, methods, and best practices, and conducting site visits and inspections.
  • Effectively manage a variety of work to required standards of quality, quantity, and timeliness.
  • Communicate clearly and inclusively at all levels.
  • Thoroughly review, interpret, and understand the project specifications and contract drawings.
  • Assist in the preparation of presentations, analyses, research, interviews as needed.
  • Produce tracking logs, research matrices, and RFQ/RFPs and comparison charts for various Owner consultants. Participate in consultant interviews as required. Draft and edit contract documents as needed.
  • Report to ownership team, prepare agendas and meeting minutes, and track required follow-ups items as required.
  • Track master project budgets and schedules for respective projects through all phases of design and construction.
  • Weekly progress report with photo documentation.
  • Create meeting minutes for OAC and other meetings as required.
  • Assist with the monthly project report.
  • Download drawings and project information into Procore.
  • Provide support to Principals, Project Directors, and PMs as needed, including but not limited to developing, reviewing, and/or maintaining logs for: RFQ/RFP, RFI, Change Orders, Invoices & Payments, Contract Documents.
  • Ability to prioritize and manage multiple projects and deadlines in a fast-paced environment.
  • Developing knowledge and understanding of construction methods, materials, and sequences.
  • Superior written and oral communication skills.
  • Strong initiative, critical thinking, and problem-solving abilities.
Qualifications
  • Bachelor's degree in Engineering, Construction Management, Architecture, Finance, Accounting, or a closely related field is highly preferred.
  • 3+ years' of experience in construction project management project controls, or construction accounting within an owner’s representative, construction management, general contracting, or development environment.
  • Strong cost control experience, including budget management, commitments, forecasting, and cash flow.
  • Experience with change management, including change order pricing, contingency tracking, and allowance draw management Advanced proficiency in Microsoft Excel, including structured cost workbooks, pivot tables, and formulas.
  • Proficiency with Procore or a comparable construction management platform.
  • Ability to read and interpret drawings, specifications, and CPM schedules and ask informed questions regarding project scope, cost, and schedule.
  • Experience with CMAR and/or GMP projects is preferred. Experience with public sector projects and familiarity with public procurement processes is preferred.
  • Firm knowledge and understanding of construction methods, materials and sequences, and architectural/construction drawings and specifications.
  • Requires excellent oral and written communication skills, as well as business presentation skills.
  • The ability to effectively interface with all levels of management and staff across organizational lines, including other client business units.
  • Excellent analytical skills and demonstrated success at building team relationships and partnerships across organizational lines.

The salary range for this full-time role is $68,500.00-$91,366.68 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
