Job summary

Richard is seeking an Assistant Project Manager for our Operations team in Hines, IL. You will lead day-to-day project activities, manage budgets and schedules, and coordinate with owners and subcontractors to deliver projects on time and within quality standards.

You will develop P6 schedules, track progress, and ensure compliance with federal and safety requirements on healthcare and other large-scale projects.

Qualifications

  • Bachelor’s degree in Construction Management or Civil Engineering.
  • 5–10 years’ experience with a hard‑bid general contracting company.
  • Experience in healthcare and federal sector projects.
  • Ability to pass a background investigation and a drug test.
  • Proficiency with Microsoft Office, Adobe, and Bluebeam.

Job Summary

As Assistant Project Manager, you will act as day‑to‑day project leader and provide overall management for assigned projects. You must prioritize, act systematically, ask questions without hesitation, vet assumptions, and ensure successful project completion and client satisfaction. You will be responsible for making decisions while appropriately weighing risk and reward and should be proactive in bringing resolutions to issues on time. Your primary focus will be to ensure that all projects are delivered within the established budget, timeline, and quality standards while adhering to all relevant federal regulations and guidelines. You will be accountable for managing project resources, coordinating with various stakeholders, and maintaining effective communication throughout the project lifecycle.

Responsibilities
  • Supervise project start‑up, completion, punch list identification and entire close‑out process.
  • Provide leadership for aspects of controls including costs, planning, scheduling, engineering, supervision, and management of personnel.
  • Effectively communicate and coordinate with all project team members to maintain schedule, safety, budget and quality control efforts.
  • Plan and organize quality processes such as work planning, pre‑activity meetings, material management, incident reports and corrective actions.
  • Write and comprehend RFIs, potential change orders, project schedules, 3‑week look‑ahead and other project documents.
  • Clearly communicate to home office, owner and subcontractors.
  • Create contracts, negotiate scope, terms and conditions, negotiate subcontractor and owner compliance.
  • Possess working knowledge of owner contract, subcontracts and purchase orders.
  • Manage subcontractors in a hard‑bid capacity, ensuring subcontractor scope is maintained and contractual obligations are met.
  • Manage schedules, SOVs, organization charts, management plans, submittal review and approval for all Division 01–33.
  • Oversee mobilization of equipment, labor and materials, including permits and third‑party requirements.
  • Run both internal project meetings and owner project meetings—develop content, manage BIC, etc.
  • Build P6 schedules with cost and resource loading; understand all schedule and production reports for owner and company management.
  • Manage sub‑ and self‑performance production, including adding and removing craft staff or modifying work plans to expedite schedule.
  • Manage P&L, change orders, key performance indicators, lead and lag measurements and vendor pay applications.
  • Manage conditions such as stop work orders, VAAR, FAR, AIA and related clauses.
  • Manage warranty, commissioning, CPARS, PPQ and client satisfaction.
Minimum Qualifications
  • Bachelor’s degree in Construction Management or Civil Engineering.
  • 5–10 years’ experience with a hard‑bid general contracting company.
  • Thorough understanding of construction materials, methods and building systems.
  • Experience in federal sector projects.
  • Experience in healthcare projects.
  • Ability to utilize Microsoft Office, Adobe and Bluebeam.
  • Excitement about working on any shift (1st, 2nd, or 3rd) as hospital construction occurs at all hours.
  • Experience in Davis Bacon‑Prevailing wage or Union‑required projects.
  • Ability to pass a background investigation and a drug test.
  • Desire to stay and grow with a company that will mentor, train and educate you.
Preferred Qualifications
  • Experience with the Department of Veterans Affairs.
  • Arbitration and Mediation experience preferred.
  • OSHA and EM‑385‑1‑3 management, CAPP management, safety reporting systems management.
  • Experience managing projects $20MM+.
