Job summary

Balfour Beatty Communities is seeking an Assistant Maintenance Manager for a residential community. You will supervise maintenance technicians and grounds staff, manage work orders, and ensure quality, safety, and regulatory compliance across all trades.

The role requires two years of property management or maintenance experience, strong communication skills, and proficiency with Yardi and Microsoft Office.

Responsibilities

  • Assist in supervising maintenance technicians, roads and grounds, and work order staff.
  • Provide daily direction, coaching, and on-the-job training.
  • Monitor quality of work across trades (plumbing, electrical, HVAC, drywall, painting, flooring, fencing, doors, roofing, siding, carpentry).
  • Reinforce safety practices, PPE usage, and lockout/tagout procedures.
  • Serve as acting supervisor in the Maintenance Manager's absence.
  • Organize, assign, and track work orders to meet response time and quality standards.
  • Monitor work order progress and accuracy in Yardi.
  • Support reporting on key performance metrics.
  • Coordinate with Environmental Specialists, vendors, and maintenance staff.
  • Assist with documentation review and environmental work.
  • Assist with ordering and tracking maintenance supplies.
  • Help ensure Safety Data Sheets are current and compliant.
  • Support OSHA regulation adherence and safety policies.
  • Assist in the preventive maintenance program for HVAC and building systems.
  • Ensure scheduled maintenance is completed timely.
  • Promote a culture of safety aligned with ZERO Harm Journey.
  • Assist with safety inspections, housekeeping, and corrective actions.

About the role

The Assistant Maintenance Manager supports the Maintenance Manager in overseeing day-to-day maintenance operations within an assigned residential community. This role assists with supervising maintenance technicians and/or roads and grounds personnel, ensuring work is completed in accordance with company standards of quality, workmanship, and customer service in the execution of change-of-occupancy maintenance, resident service requests, and property work orders, while maintaining full compliance with Fair Housing requirements. The Assistant Maintenance Manager plays a key role in work order execution, preventive maintenance, safety compliance, and emergency response, while ensuring accurate documentation and timely completion of work in Yardi.

What you'll be doing
  • Assist in supervising maintenance technicians, roads and grounds personnel, and work order staff.
  • Provide daily direction, coaching, and on-the-job training to support skill development and performance.
  • Monitor quality of work across multiple trades including plumbing, electrical, HVAC, drywall, painting, flooring, fencing, doors, roofing, siding, and general carpentry.
  • Reinforce safety practices, PPE usage, and lockout/tagout procedures.
  • Serve as acting supervisor in the Maintenance Manager's absence as needed.
  • Assist with organizing, assigning, and tracking work orders to meet response time, quality, and customer service standards.
  • Monitor work order progress and accuracy in Yardi, ensuring technician notes, photos, and required documentation are complete
  • Support reporting on key performance metrics including response times and completion rates.
  • Support coordination with Environmental Specialists, vendors, and maintenance staff to ensure environmental-related work orders are completed safely, timely, and in compliance with applicable requirements.
  • Assist with documentation review, home histories, and report preparation related to environmental work.
  • Assist with ordering and tracking maintenance supplies and materials.
  • Help ensure Safety Data Sheets (SDS) are current, accessible, and compliant with regulatory standards.
  • Support adherence to OSHA regulations, company safety policies, and maintenance procedures.
  • Assist in maintaining safety documentation and ensuring compliance with emergency, urgent, routine, and preventive maintenance standards.
  • Assist in managing the preventive maintenance program for HVAC systems, equipment, building infrastructure, and grounds, including pools, water parks, and playgrounds.
  • Help ensure scheduled maintenance is completed timely and documented accurately
  • Promote and support a culture of safety aligned with the company's ZERO Harm Journey Plan
  • Assist with safety inspections, housekeeping standards, and corrective actions.

Typical Physical Demands: Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies from 50 lbs. to 75 lbs.

Typical Work Conditions: Work is performed in a maintenance/machinery environment within a residential property. Employee frequently interacts directly with other staff members, DoD partners, vendors, and residents during the workday.

Who we're looking for:
  • Strong understanding of work order classifications, environmental compliance requirements, and emergency response procedures.
  • Proven project coordination and communication skills to effectively collaborate with environmental, safety, and operational teams.
  • High school diploma or GED preferred.
  • College coursework or technical school training is highly preferred, with relevant trade certifications and licenses.
  • Minimum of two years of property management or maintenance operations experience.
  • Prior lead, senior technician, or informal supervisory experience preferred.
  • Working knowledge of property and facilities maintenance practices.
  • Ability to exercise sound judgment in assigning, directing, and evaluating work.
  • Basic understanding of OSHA regulations and environmental compliance requirements.
  • Effective written and verbal communication skills with strong interpersonal abilities.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook).
  • Experience with Yardi property management software is preferred.
  • Must be available for night and weekend emergency call duty as needed.
  • Possession of a valid, state-issued driver's license and safe driving record is also required.

Pay Rate: $62,000 yr. *
