Job summary

Goodwin Living, a nonprofit senior living and healthcare organization based in Alexandria, Virginia, is seeking an Assistant Construction Project Manager to oversee smaller capital projects across campus acquisitions.

You will plan, coordinate, and deliver projects on time and within budget, manage all design and construction phases, read plans, and collaborate with architects, engineers, and vendors to ensure quality outcomes.

Qualifications

  • 3–5 years of experience in construction project management on commercial, healthcare, senior living, or institutional building projects.
  • Bachelor's degree highly preferred in Construction Management, Engineering, Architecture, Interior Design, or a related field.
  • Prior experience required in managing projects through all phases of design and construction, including planning, design, procurement, permitting, construction, commissioning, and project closeout.
  • Experience in reading and interpreting construction drawings, specifications, building plans, and basic as-built drawings.
  • Experience with Revit, SketchUp, AutoCAD, or similar software for creating floor plans and basic designs.

  • Plan, schedule, and coordinate construction project activities to meet deadlines; prepare and submit budget estimates and cost tracking reports.
  • Inspect and review projects for compliance with building and safety codes and regulatory requirements.

Salary: $90k-$105k

About the Position:

The Assistant Construction Project Manager oversees smaller capital projects across all current and future campus acquisitions. This role is responsible for planning, coordinating, and delivering projects on time, within budget, and within the approved scope while overseeing all phases of project execution across all levels of care, including Residential Living, Assisted Living, Memory Care, and the Health Care Centers.

Job Duties:
  • Plan, schedule, and coordinate construction project activities to meet deadlines. Prepare and submit budget estimates, progress reports, and cost tracking reports to leadership and stakeholders.
  • Inspect and review projects to monitor for compliance with building and safety codes, as well as any environmental or regulatory requirements.
  • Manages the delivery of products, services or functions to complete projects end-to-end Experience with Revit, SketchUp, AutoCAD, or similar software for creating floor plans and simple design layouts.
  • Coordinate and manage communication with project stakeholders and team members, ensuring timely notifications, updates, and collaboration throughout the project.
  • Meet with stakeholders to identify project requirements, manage stakeholder expectations and satisfaction, and respond promptly to issues or concerns.
  • Visit project sites regularly to monitor safety, quality, cleanliness, and verify that work is being completed in accordance with the contracted scope.
  • Lead and document project progress meetings, including meeting agendas, minutes, action items, and follow-up.
  • Document substantial completion and manage the project closeout process to ensure timely completion of all project requirements.
  • Plan and manage capital projects from initiation through closeout, including budgeting, scheduling, procurement, design, construction, and turnover.
  • Manage projects through all phases of design and construction, coordinating with architects, engineers, contractors, consultants, and internal stakeholders to ensure successful project delivery.

  • Demonstrated ability to manage multiple capital projects simultaneously while maintaining project schedules, budgets, quality, and scope.
  • Prior experience required in coordinating architects, engineers, consultants, contractors, vendors, and internal stakeholders throughout the project lifecycle.
  • Must have strong stakeholder management skills, including gathering project requirements, managing expectations, communicating project updates, and responding promptly to issues and concerns.
  • Ability to lead project meetings, document meeting minutes, track action items, and ensure timely follow-up.
  • Demonstrated experience administering contracts, reviewing change orders, evaluating contractor performance, and managing project budgets.
  • Experience conducting site visits to monitor safety, quality, cleanliness, schedule, and compliance with contract documents and the approved scope of work.
  • Strong analytical, organizational, planning, problem-solving, and decision-making skills with the ability to manage competing priorities.
  • Excellent verbal and written communication skills with the ability to build and maintain effective working relationships with residents, leadership, consultants, contractors, vendors, and other stakeholders.
  • Proficiency with Microsoft Office Suite, including Word, Excel, Outlook, Microsoft Project, or equivalent project management software.
  • Must have a valid driver's license with an insurable driving record and the ability to flexibly travel between Goodwin Living campuses as needed.
