Job summary

Fairfield Residential is seeking an Assistant Community Manager for an affordable community to support operations, ensure LIHTC/HUD compliance, and deliver exceptional customer service. This role collaborates with the leasing team to drive resident satisfaction and retention.

Responsibilities include rent collection, invoicing, monthly financials, and mentoring staff under the Community Manager. A minimum of one year in residential leasing and LIHTC experience is required; Yardi and MS Office

Qualifications

  • One year of residential leasing, sales, and/or property management experience.
  • Minimum of one year LIHTC experience.
  • Experience leading and supervising staff.
  • Experience using Yardi or other property management software.
  • Strong knowledge of Outlook, Word, and Excel.
  • Understanding of federal, state, and local fair housing laws.
  • High school diploma or equivalent.

  • Lease apartments and respond to resident inquiries.
  • Promote resident satisfaction and retention.
  • Mentor leasing team members and assist the Community Manager.
  • Support accounting tasks and reporting using Yardi.
  • Assist with daily operations and team coordination.
  • Ensure compliance with LIHTC and HUD programs.

About the Role

As an Assistant Community Manager at one of our Affordable communities, you’ll play a key role in supporting property operations, ensuring compliance with affordable housing programs, and delivering exceptional customer service. This position is ideal for someone ready to take the next step in property management while mentoring leasing teams and driving resident satisfaction.

What You'll Do
Accounting & Reporting
  • Collect and post rent, process invoices, and prepare monthly financial reports.
  • Complete bank deposits and account reconciliations.
  • Use Yardi software to manage property financials.
Affordable Housing Compliance
  • Verify income and monitor rent limits for LIHTC and/or HUD programs.
  • Prepare for inspections and maintain housing authority relationships.
Customer Service & Leasing
  • Lease apartments and respond to resident inquiries promptly.
  • Promote resident satisfaction and retention.
Team Collaboration
  • Mentor leasing team members and support the Community Manager in daily operations.

What We're Looking For
  • Minimum of one year of residential leasing, sales, and/or property management experience required.
  • Minimum of one year of LIHTC experience required.
  • Experience in leadership and supervising a staff preferred.
  • Experience using Yardi or other related property management accounting software.
  • Strong knowledge of Microsoft Outlook, Word, and Excel.
  • Strong math and accounting skills.
  • Understanding of financial statements (budget, financial reports, accounting information, etc.).
  • Strong understanding of federal, state, and local fair housing laws and provisions.
  • High school diploma or equivalent required.
  • Housing Credit Certified Professional (HCCP) designation preferred.
  • Knowledge of Low Income Housing Tax Credit (LIHTC).
  • Knowledge of IRS 8823 guide and HUD 4350.3 manual.
  • Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property.
  • Ability to work a flexible schedule to include weekends, evenings, and some holidays.
  • Valid driver’s license is required.

Estimated Rate of Pay

Estimated Rate of Pay: $26.97 - $29.16 This position is non-exempt; the range above reflects hourly rates. The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any).
