The Assistant Community Manager supports the Community Manager in maintaining community operations, developing, empowering, and inspiring associates to achieve business outcomes. This role involves acting as the "Manager on Duty" (MOD) in the absence of the Community Manager, assisting with scheduling and work assignments, and guiding staff to improve the sales process through coaching and training.

Major Responsibilities:
  1. Greet prospective residents, establish personal connections, and determine housing needs and preferences.
  2. Handle incoming calls, addressing prospect inquiries, resident issues, or service requests.
  3. Complete lease applications accurately, assist with verification, and notify prospects promptly.
  4. Conduct market surveys by visiting competitive properties monthly to stay informed on rents, specials, and events.
  5. Enter data accurately into systems, prepare leasing reports, and manage Entrata tasks daily.
  6. Ensure the office, clubroom, apartment models, and units meet Mill Creek standards.
  7. Assist with social media advertising as directed.
  8. Prepare for move-ins by inspecting apartments, organizing move-in gifts, and assembling move-in packages.
  9. Be knowledgeable about the neighborhood to confidently share information with prospects and residents.
  10. Maintain accurate records in Yardi, update rents, deposits, and application fees daily, and issue notices as needed.
  11. Complete lease and renewal paperwork, including addendums.
  12. Ensure compliance with all federal, state, and local laws, including Fair Housing regulations.
Operational Standards:
  1. Accept rents and process deposits.
  2. Maintain accurate records in Yardi and update reports daily, including notices to vacate and vacancy reports.
  3. Participate in revenue management calls when applicable.
  4. Oversee duties of Concierge and Leasing Consultants as requested.
  5. Complete all lease and renewal documentation.
  6. Communicate effectively with residents.
  7. Attend training sessions and meetings as required.
  8. Adhere to policies and procedures outlined by Mill Creek Residential.
  9. Ensure compliance with all applicable laws and regulations.
  10. Perform other duties as assigned.
Position Requirements:
  1. Minimum of 2 years of progressive responsibility in on-site or related property management roles.
  2. Champion the Mill Creek Brand Promise, Core Values, Service Standards, and Manifesto.
  3. High School Diploma or equivalent required; college degree preferred.
  4. Previous leasing experience preferred.
  5. Proficiency in Microsoft Office, YARDI, and Entrata.
  6. Basic knowledge of Fair Housing laws and OSHA requirements.
  7. Passion for outstanding customer service.
  8. Ability to perform basic arithmetic.
  9. Strong communication skills.
