Job summary

Havenpark Communities is seeking an Assistant Community Manager in Iowa City, IA to serve as the heartbeat of the community. You will support the Community Manager, coordinate events, handle rent collection, move-ins, and lease renewals, and ensure residents feel at home with empathetic leadership.

The role focuses on organization, relationship-building, and proactive problem-solving to maintain a welcoming, compliant, and thriving community atmosphere.

Qualifications

  • High school diploma or GED.
  • At least 1 year of experience in property management.
  • Excellent interpersonal and communication skills.
  • Strong organizational and time-management abilities.
  • Proficiency with computers and standard office software.
  • Ability to sit for long periods and walk the community; lift supplies as needed.
  • Annual or semi-annual travel may be required.

Responsibilities

  • Build a welcoming atmosphere and address issues with care and urgency.
  • Plan and execute engaging community events to foster belonging.
  • Handle resident concerns, escalating to the Community Manager when needed.
  • Prepare bills and statements and ensure rent collection on time.
  • Ensure compliance with State and Fair Housing standards.
  • Assist the Community Manager and Sales team to prep homes for move-ins.
  • Coordinate paperwork for new move-ins and lease renewals efficiently.
  • Manage work orders and ensure maintenance requests are completed within 48 hours.
  • De-escalate tense conversations with empathy and professionalism.
  • Multitask effectively and support the Community Manager and teams.

Your Role: The Community Connector & Operations Pro

You are the right-hand to the Community Manager and the go-to person for residents. Whether you're planning a fun event, ensuring rent is collected, or coordinating a move-in, your work directly impacts the daily happiness and stability of the community. You are the bridge between leadership and residents, making you essential to our success.

What You'll Accomplish
  • Build a Welcoming Atmosphere: Cultivate resident satisfaction by addressing issues with care and urgency, making every resident feel heard and valued.
  • Be the Host with the Most: Plan and execute engaging community events that foster a sense of belonging and make Havenpark more than just a place to live.
  • Know When to Escalate: Skillfully handle resident concerns, knowing when to resolve them independently and when to involve the Community Manager for support.
  • Ensure Financial Health: Prepare bills and statements for approval and ensure all rent is collected on time, maintaining the community's financial integrity.
  • Navigate with Compliance: Complete all necessary legal action and notices in strict compliance with State and Fair Housing Standards, protecting both the resident and the company.
  • Create a "Welcome Home" Experience: Assist the Community Manager and Sales team to ensure all homes are ready for new residents and that move-ins are seamless and exciting.
  • Coordinate the Paperwork: Help with the preparation and coordination of documents for new move-ins and lease renewals, ensuring accuracy and efficiency.
  • Keep Things Running: Manage work orders to ensure all rental maintenance requests are completed within 48 hours, guaranteeing resident comfort and satisfaction.
  • You are an Empathetic Leader: You can de-escalate a tough conversation with grace and make people feel understood.
  • You are an Organization Pro: You juggle multiple tasks with ease and nothing falls through the cracks.
  • You are Proactive: You don't wait for problems to happen; you anticipate needs and act accordingly.
  • You are a Team Player: You thrive on supporting your Community Manager and collaborating with the sales and maintenance teams to achieve shared goals.
Requirements
  • High school diploma or GED required.
