Job Description

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Responsibilities include managing rent collection, personnel, leasing, maintenance, and ensuring compliance with policies, safety, and fair housing guidelines. You will also supervise staff and property operations in the absence of the Community Manager.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile accounts receivables daily.
  • Monitor bad debt, send late notices, contact residents/guarantors, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges, bill utilities, and perform end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Manage move-out charges, security deposits, and refunds.
Personnel Management
  • Attend onsite daily.
  • Screen, hire, train, coach, and develop staff following company directives.
  • Ensure staff effectiveness through ongoing training and support.
  • Promote team harmony and performance.
  • Ensure staff compliance with policies.
  • Implement leasing strategies, marketing plans, and resident retention programs.
  • Show, lease, and move-in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor maintenance responsiveness.
  • Maintain property appearance and oversee repairs.
  • Supervise business functions related to operations.
  • Manage resources, equipment, and supplies efficiently.
Education & Experience
  • High School Diploma or equivalent; Bachelor’s preferred or 2 years in housing industry; or related experience.
  • Basic computer skills and understanding of onsite software.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Stand, sit, communicate, and perform motions regularly.
  • Move around property, ascend/descend ladders, work in various environments, lift objects up to 25 lbs, operate machinery, and work overtime or in emergencies.

Compensation is based on skills and experience, with a total rewards package including benefits, 401K, bonuses, and paid leave.
