We are seeking an organized and motivated Assistant Community Manager to join our team in Chicago.

This role supports daily property operations, resident services, leasing, compliance, and financial management — all essential to creating a thriving, welcoming community.

Key Responsibilities:

  • Assist in managing daily operations, resident communications, maintenance coordination, and staff oversight.
  • Support leasing efforts by interviewing applicants, verifying eligibility, and helping maintain occupancy goals.
  • Maintain resident files, financial records, and ensure compliance with HUD, TRACS, and EIV requirements.
  • Partner with maintenance staff to oversee preventative maintenance and repairs.
  • Monitor budgets, submit expense reports, and track financial documentation.
  • Prepare and submit reports as required by HUD and internal policies.
  • Step in during the Community Manager’s absence to maintain smooth operations.
  • Support community activities and work closely with resident councils.
  • Supervise volunteers and community aides as needed.

Must-Have Qualifications:

  • Minimum 3 years of experience in community/property management, preferably in affordable or HUD housing.
  • Certified Occupancy Specialist (COS) certification.
  • Strong working knowledge of HUD regulations, TRACS processing, and EIV systems.
  • Computer proficiency: Microsoft Excel, Windows, email, and document management software.
  • Excellent verbal and written communication skills.
  • Leadership skills with the ability to supervise, motivate, and develop staff.
  • Basic understanding of building maintenance coordination.
  • Ability to maintain organized, compliant files and financial records.
  • Knowledge of fair housing laws, resident rights, and 504 accommodation processes.

Preferred Qualifications:

  • Certified Manager of Housing (CMH) certification (or willingness to complete within the first year).
  • Tax Credit Specialist certification (if applicable to property).
  • Bilingual (English/Spanish) communication skills.
  • Experience working with elderly or disabled resident populations.
  • Familiarity with procurement processes and vendor management.
  • Ability to travel for occasional conferences and training events.
