About Us
Realworld Asset Group, LLC (RWA) is a residential private credit platform providing business-purpose financing to real estate investors, builders, and developers nationwide. We specialize in bridge, fix-and-flip, and ground-up construction loans secured by non-owner-occupied residential properties. Our approach combines responsive execution with disciplined credit standards, practical loan structuring, and a focus on capital preservation.
About the Role
We are seeking an experienced, proactive asset manager to oversee an assigned portfolio of residential investment loans from funding through payoff or resolution. The asset manager will monitor loan performance, maintain regular borrower communication, track project progress and repayment plans, and coordinate responses to emerging credit issues.
This role works closely with RWA’s underwriting team, construction and draw specialists, third-party servicer, counsel, and management. The ideal candidate takes ownership of each asset’s status and action plan, follows through on outstanding issues, and provides clear recommendations when a loan requires additional attention.
Key Responsibilities
- Loan Performance Monitoring: Review servicing reports, borrower updates, and internal portfolio information to monitor payment performance, covenant compliance, reporting requirements, and other loan obligations. Identify changes in performance and elevate material concerns.
- Borrower Relationship Management: Maintain proactive communication with borrowers regarding project progress, financial developments, outstanding obligations, and repayment plans. Obtain required updates and follow up on commitments, deadlines, and unresolved issues.
- Project Progress Review: Review inspection reports, draw status, budget updates, and completion assessments prepared by internal teams or third-party providers. Identify delays, cost overruns, funding concerns, or deviations from the approved business plan and coordinate appropriate follow-up.
- Maturity and Repayment Management: Track upcoming maturities and progress toward sale, refinance, or other approved repayment strategies. Review supporting updates and assessments, identify obstacles to repayment, and establish action plans well before maturity.
- Extensions and Loan Modifications: Coordinate requests for extensions, modifications, waivers, or other changes with underwriting and management. Assemble current loan information, document the rationale and risks, and recommend proposed terms and conditions for approval.
- Servicer Coordination: Work with the servicer to confirm loan status, address servicing issues, and coordinate borrower follow-up on delinquencies or other unmet obligations. Track agreed actions and ensure material developments are communicated internally.
- Problem Loan and Workout Management: Identify deteriorating loans and coordinate remediation or workout strategies with borrowers, underwriting, management, the servicer, and counsel. Document recommended actions and monitor execution of approved resolution plans.
- REO Oversight: Coordinate with property managers, brokers, contractors, and counsel on property preservation, approved improvements, marketing, and disposition. Monitor approved budgets, timelines, and progress toward resolution.
- Portfolio Reporting and Documentation: Maintain current asset summaries, watchlists, borrower communications, and action plans. Provide management with clear reporting on delinquencies, maturities, project delays, material risks, and the progress of repayment or recovery strategies.
Qualifications
- Experience in asset management, credit, or servicing oversight for business-purpose residential loans.
- Familiarity with bridge, fix-and-flip, and ground-up construction lending and the factors that affect project completion and repayment.
- Ability to interpret servicing reports, borrower financial information, property assessments, construction updates, and repayment analyses.
- Experience managing borrower issues, extension requests, delinquencies, or loan workouts; REO experience is a plus.
- Sound credit judgment and the ability to identify emerging risks, recommend practical actions, and elevate issues appropriately.
- Strong communication and relationship management skills, including the ability to manage difficult borrower conversations professionally.
- Strong organizational skills and consistent follow-through across multiple loans, deadlines, and counterparties.
- Proficiency in Excel and loan management or portfolio reporting systems.
What We Value
We value asset managers who know the status of their loans, anticipate issues, and keep action plans moving. The ideal candidate combines sound judgment with persistent follow-through, clear communication, and a practical focus on repayment and capital preservation.
