Job summary

Mission Housing Development Corporation seeks an Asset Manager to oversee the financial and physical health of its portfolio in San Francisco. This exempt, full-time role acts as Owner's Representative and collaborates with Property Management to protect long-term portfolio viability.

The ideal candidate has strong analytical, financial, and Excel skills, with experience in affordable housing and asset management.

Qualifications

  • Bachelor's degree in real estate, finance, business or related field preferred.
  • Experience in affordable housing is required.
  • At least 1 year in real estate, asset management or property management.
  • CPM or CHAM designation preferred.
  • Proficient in MS Office (Excel) and property management software (e.g., YARDI).

Responsibilities

  • Create, review and approve annual property management budgets with Property Management.
  • Ensure property conditions meet MHDC standards for health, safety and portfolio stability.
  • Meet reporting requirements for regulators and lenders.
  • Monitor operating results, analyze variances and propose improvements.
  • Analyze financial statements and audits to enhance property performance and cash flow.
  • Lead property/watch list management and capital improvements.
  • Lead capital plans and capital needs assessments.
  • Oversee property inspections and refinance opportunities.
  • Negotiate leases and manage lease executions as applicable.

Reports To: Initially to the Director of Asset Management;afterward, toSenior Asset Manager

Job Status: Exempt, Full-Time

Compensation: $105,000.00-$115,000.00 per year, DOE; medical, dental, vision & retirement plan

Summary:

The Asset Manager at Mission Housing Development Corporation acts as Owner's Representative in relation to the physical and financial status of each property in the assigned portfolio and protects the financial health and long-term viability of the portfolio. The ideal candidate has strong analytical, financial, and Excel skills.

Essential Functions:
  • Creates, reviews and approves annual property management budgets in collaboration with Property Management
  • In close coordination with property management, ensures property conditions and operations meet Mission Housing’s standards for resident health and safety as well as long-term portfolio stability
  • Meets reporting requirements and inquiries from regulatory and financing partners within given deadlines
  • Monitors property operating results in relation to budgets and analyzes variances, provides feedback and suggestions for property performance and implements improvements
  • Reads and interprets financial statements and property audits to derive suggestions and recommendations for property financial performance, including analysis of loan and regulatory structure to improve property performance and/or cashflow to Mission Housing
  • Identifies and manages property(ies) on the watch list/critical list
  • Manages construction draws on small scale capital improvement projects for properties in assigned portfolio
  • Creates and updates asset business plans focused on identifying and mitigating property related risk
  • Performs/monitors property inspections (including annual inspections)
  • Identifies opportunities for refinancing
  • Leads commercial tenant lease negotiations and lease execution (as applicable)
  • Manages capital needs assessments and develops capital plans
  • Works as part of a dedicated and supportive Asset Management team
  • Develops consensus within and between diverse groups and treats a variety of people with respect and compassion
  • Resolves conflicts through negotiations and maintain relationships during difficult situations
  • Meets deadlines and works well under pressure, utilizing effective time management to meet competing demands
  • Works collaboratively with AM team, PM and Services or MHDC’s various department, city agencies, partners etc., utilizing creative and innovative solutions
  • Reads, interprets, and comments on financial statements and legal documents
  • Reviews contracts and capital/operating expenditures and presents for approval with a clear analysis of cost/benefit and risk and corporate guidelines
  • Stays current with the latest funder and regulatory regulations including but not limited to the housing programs for the City of San Francisco, State of California
  • Represents Mission Housing Development Corporation in a professional manner at all times
  • Understands and commits to the mission and philosophy of Mission Housing Development Corporation
  • Performs other duties as considered appropriate and consistent with the mission of Mission Housing, including working at occasional community-building activities, programs and events (i.e., annual on-property community activities, Carnaval, Sunday Streets, fundraisers, etc.) – as needed or assigned, during or outside regular business hours

Minimum Qualifications:
  • Education: Bachelor's degree in real estate, finance, business, or related field strongly preferred
  • Experience in affordable housing is required
  • Minimum of one year of real estate, asset management and/or property management experience, preferably within affordable housing or multifamily real estate with exposure to commercial real estate
  • Certified Property Manager (CPM) of Certified Housing Asset Management (CHAM) designation is strongly preferred
  • Able to negotiate and lead decision-making processes within Mission Housing leadership team as well as external parties
  • Strong time management and organizational skills with attention to detail, and technical project management
  • Advanced proficiency in MS Office suite (in particular Excel) and property management software i.e. YARDI.
  • Excellent written, verbal communication and relationship management skills
  • Extensive problem solving and flexibility while remaining focused on solutions

  • The employee must occasionally lift and/or move up to 20 pounds.
