RCG Ventures, LLC is seeking an Asset Manager to oversee a portfolio of retail real estate, driving value from operations through disposition. You will own the asset-level financial models and coordinate with property management and leasing teams to execute annual plans and capital budgets.

Qualifications

  • Bachelor's degree in real estate, finance, business, or a related field.
  • Experience in retail real estate asset management, property management, or a related commercial real estate discipline.
  • Strong financial modeling and analytical skills, with proficiency in Excel; familiarity with real estate modeling platforms (e.g., Argus) a plus.
  • Working knowledge of retail leasing structures, CAM/tax reconciliations, and property-level financial statements.
  • Strong organizational skills with the ability to manage multiple assets and priorities concurrently.
  • High degree of ownership and accountability; self‑directed with strong follow‑through.

Responsibilities

  • Develop and maintain an in-depth, asset-by-asset understanding of the assigned portfolio, including current rent roll status.
  • Track new leases, including leasing spreads and lease cost versus underwriting.
  • Track renewals, including leasing spreads versus underwriting.
  • Monitor upcoming lease expirations across the portfolio.
  • Track tenant build-out status for new and renewing tenants.
  • Establish and execute an annual business plan for each asset, working with property management and leasing teams to ensure it gets executed.
  • Oversee completion of budgeted capital items required for ongoing ownership or in preparation for a sale.
  • Maintain an understanding of outstanding capital to be spent and related timing.
  • Monitor accounts receivable and resolve tenant collection issues.
  • Track and manage the status of CAM, tax, and insurance reconciliations across the portfolio.
  • Understand and maintain projected capital spend for each asset.

LOCATION - Atlanta, GA (preferred); Chicago, IL (secondary)

COMPENSATION - Base salary commensurate with experience, market rate, plus discretionary annual bonus

POSITION SUMMARY

The Asset Manager is responsible for managing and driving value across an assigned portfolio of retail real estate assets on behalf of RCG Ventures and its capital partners. This individual will develop deep, asset-level command of their portfolio, own the assigned fund/portfolio financial model, and support the full asset lifecycle from ongoing operations through disposition.

Reporting to the VP of Asset Management, the Asset Manager is expected to build trust through ownership of their portfolio, contribute to the refinement of asset management processes, and understand clearly the deliverables and metrics used to evaluate performance.

KEY RESPONSIBILITIES
  • Develop and maintain an in-depth, asset-by-asset understanding of the assigned portfolio, including current rent roll status.

Disposition Support
  • Ensure assets are ready for marketing and sale, or clearly understand the impact of a potential retrade on value ahead of going to market.
  • Identify and complete necessary capital items and property clean‑up (e.g., power washing, striping, roof work) ahead of marketing.
  • Complete outstanding collections and reconciliations in advance of disposition.
  • Organize and prepare asset information and documentation for hand‑off to the disposition team.
  • Proactively identify potential buyer issues and develop information or solutions in advance of marketing.
  • Own the ongoing input, accuracy, and maintenance of the assigned fund/portfolio financial model.
  • Drive overall investment returns of the assigned portfolio and model.
  • Prepare and present monthly updates to the VP of Asset Management and/or executive leadership on key changes and variables affecting fund and portfolio performance, positive or negative.
Process Creation & Improvement
  • Contribute to the development and refinement of asset management processes across leasing, capital planning, model and finance interaction, disposition, and acquisition onboarding.
