Job summary

Macdonald & Company, exclusive retained by a leading real estate owner, operator and developer, seeks an asset management associate to support asset management and portfolio oversight across a sizeable real estate portfolio.

You will analyze market data, review rent performance, prepare NOI forecasts and dashboards, and collaborate with development, accounting, marketing and capital markets teams to drive value creation.

Qualifications

  • Bachelor's degree in Finance, Real Estate, Economics, Accounting or a related field.
  • Approximately 2–5 years of experience within real estate private equity, asset management, investments or a similarly analytical real estate role.
  • Advanced Excel and financial modeling capabilities, including cash flow modeling and scenario analysis.
  • Strong understanding of real estate operating statements and key investment metrics including NOI, cap rates, IRR, DSCR, occupancy, concessions and loss-to-lease.
  • Ability to conduct detailed market, submarket and comparable-property analysis.

Responsibilities

  • Analyze market and submarket data to identify trends, risks and opportunities for value creation.
  • Review asset-level rent performance against comparable properties and provide recommendations to improve performance.
  • Analyze monthly and quarterly financial and operating results, identifying material variances and working with third-party managers on corrective actions.
  • Prepare NOI forecasts, cash flow projections, budgets, reforecasts and variance analyses.
  • Monitor key portfolio KPIs including occupancy, effective rents, NOI margins, operating expenses, DSCR, debt yield, leasing velocity, retention and collections.
  • Evaluate revenue management and pricing recommendations and work alongside property managers to optimize leasing strategy.
  • Prepare leasing dashboards, portfolio reporting and materials for senior management and investors.
  • Identify value-creation opportunities through operational efficiencies, capital improvements and other strategic initiatives.
  • Oversee and monitor capital projects, budgets and associated expenditures.
  • Participate in acquisitions, due diligence, underwriting and capital improvement initiatives.
  • Work cross-functionally with development, accounting, marketing, capital markets and third-party property management teams.

Macdonald & Company has been exclusively retained by a leading real estate owner, operator and developer to appoint an asset management associate to its growing team.

The role will provide analytical and strategic support across a sizeable real estate portfolio, working closely with senior leadership and internal teams across asset management, development, accounting, marketing and capital markets.

The Role

Candidate Profile
  • Bachelor's degree in Finance, Real Estate, Economics, Accounting or a related field.

  • Advanced Excel and financial modeling capabilities, including cash flow modeling and scenario analysis.
  • Strong understanding of real estate operating statements and key investment metrics including NOI, cap rates, IRR, DSCR, occupancy, concessions and loss-to-lease.
  • Ability to conduct detailed market, submarket and comparable-property analysis.
  • Strong written and verbal communication skills with the ability to translate detailed analysis into clear recommendations.
  • Exposure to budgeting, forecasting, investor reporting and capital expenditure oversight.
  • Experience working with third-party property management teams is advantageous.
  • Familiarity with platforms such as Yardi, MRI, Entrata, Argus, CoStar or RealPage would be beneficial.
  • An interest in AI, automation and emerging technologies within real estate would be viewed positively.
