Job summary

Stockbridge seeks an Asset Management professional to support Asset Managers/VPs on target markets with both qualitative and quantitative work on the West Coast. You will prepare financial models for valuations, budgets, and JV analyses while coordinating with portfolio management and acquisition teams.

Ideal candidates hold a BA/BS in real estate, finance, business, economics or related field with 3–5 years of real estate/finance experience, strong Excel/Argus skills, and excellent written

Qualifications

  • BA/BS degree in real estate, finance, business, economics or related field with strong academic credentials.
  • 3–5 years real estate/finance experience including portfolio analysis, valuations, cash flow forecasting, acquisitions or asset management.
  • Proven analytical skills and strong knowledge of Microsoft Office; fluency with cash flow analyses using Argus/Excel; strong writing skills.

Responsibilities

  • Prepare financial models for valuations, dispositions, recapitalizations and JV waterfalls.
  • Assist in annual budgets and business plans development and review.
  • Accompany Asset Managers on property visits and market tours.
  • Develop relationships with third-party property managers, leasing brokers and joint-venture partners.
  • Collaborate with construction teams on ground-up projects and redevelopment opportunities.

Job description

This Asset Management role offers a unique opportunity to gain exposure to industrial outdoor storage (IOS). This role will work on a collaborative team directly supporting Asset Manager(s)/Vice President(s) on target markets and will work closely with the Asset and Portfolio Management Teams and occasionally with the Acquisition Team. The portfolio will cover the West Coast. This is both a qualitative and quantitative position, strong math and written skills are necessary. There is a lot of room for growth and development for the right candidate!


Primary Duties and Responsibilities:


  • Prepare financial models for internal property valuations, dispositions, recapitalizations, lease analyses and waterfalls for joint-venture investments. Assist in preparation, review and execution of annual property budgets and business plans

  • Accompany Asset Managers on property visits and market tours

  • Provide oversight and develop strong relationships with third-party property managers, leasing brokers and joint-venture partners

  • Work alongside owner’s construction representatives in the oversight of ground-up construction and redevelopment opportunities

  • Prepare presentation materials for Investment Committee including disposition and capital approval memos


Skills and Competencies:


  • All candidates must have a BA or BS degree from an accredited institution, with preferred degrees in real estate, finance, business, accounting, economics or related area. Must have strong academic credentials

  • 3-5 years of real estate/finance experience, preferably including one or more of the following: portfolio analysis, commercial real estate valuation, cash flow forecasting, acquisitions, dispositions, asset management, debt

  • Proven analytical skills and strong working knowledge of Microsoft Office Suite

  • Strong understanding of discounted cash flow analysis in Argus Enterprise and/or Excel required

  • Strong writing skills as well as verbal interpersonal/communication skills

  • Organizational skills and attention to detail, with the ability to prioritize and manage multiple projects simultaneously

  • Skillset and ability to run an assignment with little supervision

  • Ability to mentor Analysts

  • Ability to function both in a team-oriented setting and independently

  • Strong sense of personal motivation, responsibility, and entrepreneurship

Compensation:

Competitive. The base pay scale for this position is $125,000 to $145,000 annually. Stockbridge’s base pay scale depends on geographic location, business line, years of experience, and other qualifications of the successful candidate. A discretionary annual bonus is also included in addition to base pay. Benefits include medical, dental, vision, life and STD & LTD insurance. Stockbridge provides a 401K plan with a match as well as generous vacation, sick time and holiday time off.
