Qualifications

  • Experience building and managing operating budgets and identifying delinquency trends.
  • Strong personnel management, including hiring, coaching, performance documentation, and termination.

Responsibilities

What You'll Actually Do

This is a multi-site oversight role covering several affordable housing communities in the Orlando area, reporting up to a Regional Manager. Your job is to hold NOI together across a portfolio where budget discipline, compliance, and resident retention all compete for attention at once. You're building yearly operating budgets, watching cost trends, and making real-time calls on where to tighten spend and where to push revenue. Vendor contracts, large-project proposals, and invoice coding all run through you before they move further up the chain.

On the leasing side, you're not just reviewing traffic numbers. You're ensuring your site teams actually convert. That means evaluating leasing technique, monitoring follow-up procedures, keeping documentation tight, and developing marketing plans that fit the specific demands of affordable housing, where income qualifications and waitlist management add layers that market-rate doesn't carry. Resident retention programs, complaint resolution, and service request turnaround all fall within your scope as well.

Maintenance oversight is hands-on. You'll walk units, review make-ready punch lists, and hold teams accountable for work order completion timelines. Emergency response coordination is part of the job too. When something breaks at 10pm, you're the escalation point, and how that gets handled reflects directly on the ownership relationship Asset Living maintains.

Expect to travel. This role runs between 25 and 50 percent travel, spread across property visits, training, and business meetings. If you're based in Orlando but your portfolio pulls you across the region, that's the rhythm of the work.

What You Bring
  • At least three years of property management experience, with multi-site or supervisory background preferred
  • Working knowledge of Fair Housing Laws and OSHA requirements
  • Proficiency with property management software; you need to run reports, not just read them
  • CAM or ARM designation preferred, though equivalent field experience carries weight
  • Experience building and managing to an operating budget, with the ability to spot delinquency trends and act before they compound
  • Strong personnel management instincts: hiring, coaching, performance documentation, and when necessary, termination

Affordable housing management operates inside a tighter compliance framework than conventional multifamily. Program requirements, income certifications, and regulatory reporting create administrative pressure that doesn't exist in Class A market-rate work. The strongest candidates for this role have already worked inside that framework and understand that a missed certification or a Fair Housing misstep carries consequences well beyond a standard lease dispute. If your background is entirely in conventional management, the learning curve here is real.

NOI targets, ownership reporting accuracy, and financial closeout deadlines carry direct client relationship weight. Area Managers who perform well here often move into Regional Manager roles as Asset Living continues to grow its affordable book of business.
