Job summary

BH Properties in Plano, TX is seeking an experienced Architect to join our in-house design and construction management team. The Architect will provide architectural leadership across the company’s commercial real estate portfolio, supporting acquisitions, leasing and asset management.

You will lead projects from concept through construction, coordinate with internal teams and consultants, and produce drawings using Revit and AutoCAD. Texas licensure and 7–10 years CRE experience are required.

Qualifications

  • Licensed Texas Architect required; licensure in additional states is a plus.
  • 7-10 years of professional architectural experience in CRE projects.
  • Experience from concept through construction and construction administration.
  • Experience with tenant improvements, renovations, repositioning, redevelopment, or adaptive reuse.
  • Strong knowledge of building systems, codes, accessibility, and permitting.

Responsibilities

  • Provide architectural leadership across portfolio, including redevelopment and tenant improvements.
  • Lead projects from concept through construction and QA/QC.
  • Coordinate with internal teams and outside consultants.
  • Produce architectural drawings using Revit and AutoCAD.

COMPANY

BH Properties, is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, affordable and multi-family properties throughout the Western United States along with investments in distressed debt, ground leases and affordable housing. POSITION

The Company is seeking an experienced Architect to join our in-house design and construction management team. The Architect will provide architectural leadership and expertise across the Company’s commercial real estate portfolio, supporting acquisitions, leasing and asset management.

The position will report to the Managing Director, Asset Management, responsible for the Company’s Texas portfolio.

DUTIES
  • Provide architectural leadership and expertise for the Company’s commercial real estate portfolio, including existing properties, redevelopment projects, repositioning initiatives, and tenant improvements.
  • Work with Asset Management, Leasing, Construction, and Property Management teams to understand project objectives and develop architectural solutions aligned with business and investment goals.
  • Support acquisition and due diligence activities by evaluating existing conditions, site and building opportunities, zoning and code considerations, and potential redevelopment strategies.
  • Prepare conceptual plans, test fits, site plans, floor plans, elevations, renderings, and presentation materials to evaluate, redevelopment, leasing, and repositioning opportunities.
  • Develop design concepts that support leasing objectives, enhance tenant experience, improve functionality, and maximize the value, flexibility, and marketability of the asset.
  • Lead projects from initial concept through construction, including programming, planning, design development, construction documents, permitting, bidding, and construction administration.
  • Work directly with Company personnel and outside consultants on major design, planning, technical, code, and constructability decisions.
  • Lead and coordinate structural, MEP, civil, landscape, interiors, signage, accessibility, and other project consultants as required.
  • Produce and oversee high-quality architectural drawings and documentation using Revit and AutoCAD.
  • Review consultant drawings and deliverables for design coordination, accuracy, completeness, constructability, and consistency with project objectives.
  • Coordinate with jurisdictions, permitting authorities, and other agencies to facilitate approvals and maintain project schedules.
  • Guide and manage permitting, code compliance, RFIs, submittals, shop drawings, field coordination, punch lists, and QA/QC activities.
  • Participate in construction meetings and site visits; identify design, quality, coordination, and constructability issues and work with the project team to resolve them.
  • Review existing buildings and spaces and develop recommendations for renovations, upgrades, reconfigurations, and capital improvements.
  • Evaluate alternative design approaches and materials with consideration for cost, durability, maintenance, schedule, constructability, and long-term asset value.
  • Assist with budgeting, preliminary cost analysis, value engineering, and scope development throughout the project lifecycle.
  • Balance high-quality design with practical considerations including constructability, schedule, budget, leasing requirements, building operations, and return on investment.
  • Maintain organized project documentation and ensure architectural deliverables are accurate, coordinated, and issued in accordance with project requirements.
  • Manage multiple projects and priorities simultaneously while maintaining a high level of attention to detail and responsiveness.
  • Identify opportunities to improve design and construction processes, standards, and best practices across the Company’s portfolio.
  • Build and maintain effective working relationships with internal stakeholders, tenants, brokers, contractors, consultants, municipalities, and other project partners.
  • Lead projects from concept through construction, including planning, design, CDs, permitting, and construction administration.
  • Work directly with our team and/or consultants on major design, planning, technical, and constructability decisions.
  • Lead and coordinate structural, MEP, civil, landscape, and other consultants.
  • Guide permitting, code compliance, RFIs, submittals, field coordination, and QA/QC.
  • Balance great design with constructability, schedule, and budget.
QUALIFICATIONS
  • Licensed Architect in Texas required. Licensure in additional states is a plus.
  • 7-10 years of professional architectural experience, preferably with significant experience in commercial real estate, office, retail, industrial, mixed-use, or other commercial projects.
  • Demonstrated experience taking projects from concept through construction and construction administration.
  • Experience with tenant improvements, renovations, repositioning, redevelopment, and/or adaptive reuse is highly desirable.
  • Strong understanding of commercial building systems, construction methods, detailing, building codes, accessibility requirements, and permitting processes.
  • Strong proficiency in Revit and AutoCAD.
  • Proficiency with Microsoft Office 365, including Microsoft Teams, Word, PowerPoint, and Excel.
  • Experience reviewing construction documents, consultant drawings, RFIs, submittals, and shop drawings.
  • Strong understanding of project budgets, schedules, constructability, and coordination with contractors and consultants.
  • Must be highly organized, detail-oriented, and capable of managing multiple concurrent projects and competing priorities.
  • Strong analytical and problem-solving skills, with the ability to evaluate design alternatives and make practical recommendations.
  • Comfortable working in a collaborative, team-oriented environment while also taking ownership of projects and decisions.
  • Exceptional written, verbal, and interpersonal communication skills.
  • Strong sense of design and an understanding of how architecture can support leasing, tenant experience, operational efficiency, and asset value.
  • Ability to work effectively in an in-office environment in Plano, Texas.
