Job summary

JES Holdings, owner of Fairway Management, seeks an Apartment Maintenance Technician to service Neosho Villas in Joplin, MO. The role centers on timely unit turns, preventive maintenance, and resident satisfaction, with a schedule of 8am–5pm, Monday through Friday.

The ideal candidate has 3+ years of multifamily or similar maintenance experience, strong plumbing/electrical skills, and willingness to train on HUD/LIHTC standards. Travel to regional trainings may be required.

Qualifications

• High School diploma or the equivalent.
• 3+ years of multifamily, commercial, or hotel maintenance experience.
• Working knowledge in plumbing, electrical, basic HVAC, carpentry, appliance repair, painting, and building operating systems (e.g., door entry systems, fire suppression).
• Knowledge of REAC and INSPIRE inspection preparation.

Responsibilities

• Regularly troubleshoot electrical, plumbing, HVAC as part of unit turns, work orders, and preventative maintenance.
• Perform general repairs independently.
• Maintain exceptional curb appeal.
• Complete daily resident work orders.
• Be available for on-call after hours.
• Must have applicable maintenance tools.
• Conduct unit make-readies ensuring timely completion (painting, carpet cleaning, general cleanup).
• Perform quarterly preventative maintenance checks.
• Assist neighboring properties in maintenance tasks.
• Ability to pick up supplies from area vendors while operating a registered, insured vehicle.
• Reports to Regional Manager and Maintenance Superintendent for tasks.
• Travel for regional and corporate training/conferences as required.
• Maintain positive relationships with residents, vendors, and staff.
• Report health and safety concerns on site.
• Willing to work overtime as needed and approved.
• Willing to train and learn HUD/LIHTC maintenance standards.

A non-extensive list of maintenance skills used in this role includes drywall repair, painting, plumbing, electrical, appliance repair, general building maintenance.

• Maintain positive and professional relationships with residents, vendors, and other staff members.
• Make the manager aware of any health and safety concerns on site.
• Must be willing to work overtime as needed and approved
• Must be eager to train and learn company systems, engage in training programs on HVAC, safety training, and be engaged in HUD and LIHTC maintenance standard training.

Required Qualifications:

• Education:
• High School diploma or the equivalent
• Experience:
  • 3 + years of experience in multifamily, commercial, or hotel maintenance experience
  • Must have working knowledge in plumbing, electrical, basic HVAC, carpentry, appliance repair, painting, and building operating systems (ie. Door entry systems, fire suppression systems, etc.)
  • Must have knowledge of REAC and INSPIRE inspection preparation.

• Must be able to preform all physical requirements of position including but not limited to being able to lift a minimum of 55lbs, work in enclosed spaces such as attics and crawl spaces, work outdoors in all weather conditions, including heat, cold, rain, and snow.
