Job summary

Ultimate Staffing Services in Los Angeles is seeking a property maintenance technician to manage unit turnovers and on-site repairs. You will perform daily grounds walks, assess repair needs, and prioritize urgent requests across building systems.

Responsibilities include drywall, painting, plumbing, electrical, and appliance repairs, with oversight from the Maintenance Supervisor to ensure completion and resident satisfaction. This is a full-time on-site role with benefits.

Qualifications

• CA Driver’s License and insurance.
• Must have your own basic tools.
• Willing to work overtime for emergencies (weekends possible).
• 2 years of property maintenance experience minimum.

• Completing unit turnovers.
• Walking the grounds daily to assess and complete repair needs around the building.
• Performing initial evaluations of building systems; prioritize most urgent requests.
• Troubleshooting and making repairs in units (drywall, painting, ceilings, plumbing, electrical, appliances).
• Work with the Maintenance Supervisor to follow up and confirm work is complete and resident satisfaction.

Salary: USD58240 - USD58240 per year

Requirements

• CA Driver’s License and insurance
• Must have your own basic tools
• The ability to work overtime if necessary for emergency calls (which may include weekends)
• Familiarity with maintenance demands and general repair knowledge for a 69-unit building

Duties and Responsibilities

The responsibilities of this role include but are not limited to:

• Completing unit turnovers
• Walking the grounds daily to assess and complete repair needs around the building
• Performing initial evaluations of building systems; prioritize most urgent requests
• Troubleshooting and making repairs in units such as: repairing fixtures (drywall/ painting/ ceiling fans), plumbing, electrical (outlet/ electrical switch repairs) and appliances such as microwaves, stoves, dishwashers, AC units, faucets, garbage disposals
• Working with the Maintenance Supervisor, follow-up and follow-through of work orders; confirm work is complete, accurate, including resident satisfaction

Experience

• Property maintenance: 2 years (minimum)

This position is for someone who is self-motivated and proactive – who also has a professional work ethic and good communication skills – as they will be working under both the Property Manager and Maintenance Supervisor.

The role is full-time starting at $25 to $28/ hr (depending on experience and qualifications), with full benefits – as well as the potential for growth overtime. The ideal candidate is someone who is comfortable taking initiative but also fine working under instruction as well when necessary.
