Job summary

Grubb Properties is seeking a Service Supervisor to lead the maintenance team at Link Apartments Manchester. You will supervise staff, manage vendors, and ensure high-quality workmanship across HVAC, plumbing, electrical, and appliances while maintaining safety standards.

The role includes overseeing apartment turns, inventory control, and coordinating with the Property Manager on routine and emergency maintenance.

Qualifications

• 5+ years of hands-on experience in property maintenance.
• CPO certification is required.
• CFC Type I & II certification required; universal preferred.
• Experience with Class A multifamily buildings.

Responsibilities

• Lead the Maintenance Team: supervise and train staff, manage vendors and ensure top-quality work.
• Keep It Running Smoothly: maintain HVAC, plumbing, electrical systems, appliances, roofs, gutters, etc.
• Turn Units Like a Pro: oversee apartment turns and ensure move-in ready homes meet high standards.
• Manage Inventory: track tools and supplies to keep operations efficient.
• Pool Operations: ensure pool is clean, safe, and inviting.
• Ensure Safety & Compliance: lead safety efforts and adhere to standards and regulations.
• Coordinate Workflows: schedule routine and emergency maintenance with the Property Manager.
• Build the Team: assist with hiring and onboarding new maintenance staff.
• Control the Budget: monitor expenditures and manage maintenance within budget.
• Be a Resident Hero: build trust with residents through well-maintained living spaces.

At Grubb Properties, we’re looking for a Service Supervisor who’s ready to take charge of the maintenance operations at our beautiful community, Link Apartments® Manchester,and ensure every detail is cared for.

What You’ll Be Doing:

What You Bring:

• 5+ years of hands-on experience in property maintenance
• CPO certification required
• CFC Type I & II required, Universal preferred
• Experience in Class A multifamily buildings
• Expertise in HVAC, plumbing, carpentry, appliance repair, and electrical systems
• Strong organizational, leadership, and communication skills
• Experience with Yardi and HappyCois a plus

Physical & Work Requirements:

• Must be available for evenings/weekends for emergency maintenance
• Frequent walking, stair climbing, lifting (up to 50 lbs), and use of tools
• Works in office, residential, and outdoor settings
• Must have reliable transportation and a valid driver’s license
