AIR Communities in Charlotte, North Carolina is seeking an experienced Apartment Maintenance Manager to lead our on-site maintenance team and oversee all property upkeep, turns, and resident service requests.

You will manage vendor relations, ensure compliance, drive preventive maintenance, and balance budget while delivering exceptional resident experiences. This full-time role offers a competitive salary and a generous benefits package including on-site housing options.

Qualifications

• 3+ years of experience in technical maintenance and facilities management in property management.
• 1-3 years of experience leading a team in customer service and asset maintenance.
• Reliable mode of transportation.
• Ability to work a flexible schedule including evenings, weekends, 7-day weeks as needed.
• Willingness to move heavy equipment and read/write/speak English.

What We Offer

AIR offers attractive compensation packages that reward performance including:

• Expected pay rate of $80,000 - $85,000annually + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
• Monthly Customer Service Satisfaction Bonuses. Service Managers who excel at consistently providing positive resident experiences can earnup to $250per month.

What You Will Do

• Lead and develop a team of 1+ direct reports
• Provide exemplary service to residents and team members
• Manage all aspects of property maintenance which includes vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
• Communicate property maintenance and capital needs to management and ensure maintenance and capital needs are addressed
• Ensure property follows / in compliance with AIR operating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
• Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service

What You Have

• At least 3 years of experience with technical maintenance and facilities management in the property management industry.
• 1-3 years of experience leading a team of people in customer service and asset maintenance
• A reliable mode of transportation
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month)
• Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
• Ability to read, write, and speak English
