Maintenance Supervisor (Apartment Community)

About the Role

We are seeking a skilled and dependable Maintenance Supervisor to lead maintenance operations at our community. This role is ideal for a hands‑on leader who combines strong technical expertise with team management skills. You will oversee technicians, coordinate repairs, and ensure our property remains safe, functional, and well‑maintained. What You’ll Do

• Lead day-to-day maintenance operations with autonomy—set priorities, assign work orders, and remove blockers while adhering to company policies and safety standards.
• Triaging and dispatching: assess incoming requests, prioritize emergencies, and assign the right technician with the right scope, parts, and timeline.
• Own preventive maintenance planning and execution to protect asset condition and reduce unplanned outages.
• Be a visible, hands‑on leader—spend meaningful time in the field, assist with complex repairs, and coach technicians in real time.
• Ensure excellent resident and stakeholder communication—deliver timely notices, set expectations, and follow up on service quality.
• Oversee vendor and contractor work: scope jobs, obtain bids, schedule, and verify quality and safety compliance.
• Drive safety culture: conduct JSAs/tailgate talks, enforce lockout/tagout, PPE, and OSHA‑compliant practices.
• Use the apartment industry software to plan, schedule, and report on work; ensure accurate notes, parts tracking, and KPI reporting.
• Lead incident response during emergencies; coordinate resources, communicate updates, and restore service safely and quickly.
• Partner with property management on budgets, capital planning, unit turns, inspections, and resident experience initiatives.

What You Bring

• Experience leading maintenance operations at a residential community, multifamily property, or similar facility.
• Multi‑trade technical literacy across HVAC, electrical, plumbing, mechanical, life safety, and building automation sufficient to scope, inspect, and coach.
• apartment industry software proficiency for scheduling, dispatch, mobile work orders, and KPI reporting.
• Strong troubleshooting and diagnostics skills with a structured approach (e.g., standardized workflows, 5 Whys, fishbone).
• Clear, empathetic communication with residents, team members, vendors, and property staff.
• Proven ability to supervise multi‑tasking crews, manage shifts and on‑call rotations, and lead calmly during emergencies.
• Safety‑first mindset with working knowledge of OSHA standards and company SOPs.

Minimum Qualifications

• Relevant maintenance or facilities experience, including responsibility for dispatch, PM, and vendor oversight.
• Experience coaching or supervising technicians, leading daily huddles, and holding teams to quality and safety standards.
• Comfort using mobile devices, CMMS, email, and dashboards to manage work.
• Valid driver’s license if driving company vehicles is part of the role.
• Ability to meet the physical demands listed below.

Preferred Qualifications

• EPA 608 certification (Type II or Universal) and/or trade licenses (HVAC, electrical, plumbing) relevant to the property.
• Experience in multifamily, student housing, senior living, hospitality, or commercial property maintenance.
• Experience improving maintenance KPIs and resident satisfaction through process and coaching.
