Job summary

Welltower is seeking an Analyst to support investment analysis, underwriting, and due diligence for seniors housing and related real estate assets. You will model returns, assist in deal structuring, and help manage portfolio performance with cross-functional teams.

Candidates should have 1–2 years in real estate or healthcare investing, strong Excel skills, and a finance/economics background. This on-site role is located in Dallas, with travel and a fast-paced, owner-mentality culture.

About The Role

Analysts are responsible for analysis of investment reporting, acquisitions, developments, and dispositions of seniors housing, and age-restricted multifamily assets. Key responsibilities include underwriting potential acquisition and development opportunities; operator/client credit analysis; review and analysis of business plans, management teams, budgets and financial statements, both at the individual property and portfolio level. The Investment Team is at the forefront of the growth of the business and has ownership of working on all new investments from the initial valuation and deal structuring through detailed due diligence and closing.

Key Responsibilities
  • Investment Analysis & Execution
    • Analyze and underwrite potential acquisitions and development opportunities for seniors housing, outpatient medical, and age-restricted multifamily properties.
    • Conduct detailed financial modeling, including valuations, pro forma cash flow analyses, and return assessments.
    • Participate in the full transaction cycle, including market research, due diligence, structuring, and closing.
  • Asset Management
    • Collaborate with the Asset Management and Investment team leaders to optimize portfolio performance.
    • Conduct site visits to evaluate property operations, marketing, and sales processes, identifying and addressing issues or opportunities with operational partners.
    • Monitor and evaluate local market conditions to influence pricing strategies and drive occupancy.
    • Assist in reviewing monthly operator performance, variance analyses, and strategic planning.
  • Strategic Collaboration & Presentation
    • Partner with internal teams to analyze demographics and psychographics of target markets.
    • Prepare and present investment committee materials, highlighting underwriting, risks, due diligence, and transaction strategies.
    • Develop and implement business plans, budgets, and financial analyses to support strategic objectives.

Experience
MINIMUM REQUIREMENTS
  • A minimum of 1-2 years of relevant work experience in commercial real estate or healthcare investing, lending, investment banking, or investment sales.
  • Proficiency in real estate modeling including valuations, returns, and waterfall distributions.
  • Intermediate/Advanced proficiency in Microsoft Excel required.
Education
  • BS or BA in Finance, Real Estate, Economics, or similar business or analytical field required.
