Provide comprehensive engineering leadership and expertise across critical building systems, including central chiller plant operations, electrical distribution networks, vertical transportation systems, real estate AI / automation, fire safety & security systems and sanitary & plumbing infrastructure.
Champion energy and water conservation initiatives and implement cutting‑edge sustainable solutions to enhance building efficiency and reduce environmental impact, aligning with Green Mark / Carbon Reduction objectives.
Offer expert engineering support to the team and other departments on all building and engineering matters, ensuring seamless operations.
Lead the planning and execution of daily Repair & Maintenance (R&M) activities alongside the strategic management of long‑term CAPEX projects.
Develop, implement, and rigorously monitor a multi‑faceted operating budget for the engineering department.
Assume full responsibility for all engineering and building maintenance/ replacement works, encompassing both CAPEX and major improvement projects.
Manage projects from inception to completion, ensuring they are delivered on time, within approved budget, and to the highest quality standards.
Strategically plan and implement a comprehensive lifecycle replacement program for all critical building assets and engineering systems.
Establish and manage term contracts for outsourced maintenance and services, ensuring optimal service delivery and cost‑effectiveness.
Ensure all purchases and contracts strictly adhere to the Company's Policies and Procedures.
Cultivate positive relationships with internal customers and external vendors/contractors, proactively managing customer expectations and promptly responding to feedback
Deliver essential engineering assistance to the internal teams. This includes addressing feedback from (i) tenants which are posed to the property management team and (ii) internal colleagues as the Company strives towards “zero defects” as a target.
Actively manage and provide engineering guidance for all tenants’ fit‑out work, collaborating closely with M&E consultants to ensure strict compliance with relevant authorities’ regulations and industry safety guidelines.
Oversee the approval process of tenant’s submittals in adherence to the Fitting Out Manual, ensuring timely turnaround times for approvals and promoting prompt tenant submissions.
Bachelor's degree in Mechanical Engineering, Electrical Engineering, or a related engineering field.
Minimum of 20 years of experience in M&E engineering, facilities management, or property operations, with at least 10 years in a senior leadership role within the real estate sector.
Preferably with 5 years of experience in design and consultancy of building services systems.
Extensive engineering expertise in central chiller plants, electrical distribution, vertical transportation, real estate AI / automation, fire safety & security systems, sanitary & plumbing systems, and building automation systems.
Proven track record in managing large‑scale CAPEX projects and R&M operations.
Strong understanding of Green Mark certification requirements and sustainable building practices.
Strong leadership, team management, and mentoring skills.
Skilled communication, negotiation, and interpersonal abilities, with a focus on stakeholder management.
Proficient in relevant engineering software and facility management systems.
In-depth knowledge of local building codes, regulations, and safety standards.
