Purpose of Job
Responsible for overseeing the daily functions and operations of the maintenance department. Ensure that property facilities are maintained in optimal working condition through regular preventive maintenance and repairs. Report maintenance and repair completion to the Senior technician promptly.
Responsibilities
- Perform preventive maintenance and repair work on the building and equipment as assigned by the Senior Technician or stakeholders. This includes recording meter readings when necessary. Provide logistics support, including AV assistance, attending to ad-hoc tasks, and managing equipment installation and refurbishment work.
- Attend to faulty calls, fire alarm triggering, flooding, electrical failure and emergency escalation.
- Maintain equipment checklist and record of routine checks.
- Attend to emergency, fire alarm, flooding and electrical failure.
- Provide escort of all vendors including delivery, maintenance, corrective, and reactive services within premises. This includes supervising the contractor’s repair work and servicing.
- Perform basic electrical work including power trip reset, minor rectification or replacement of switches, light fitting, and tubes.
- Perform basic plumbing works such as removal of choked sink, attending to leakages, replacement of kitchen faucet, washroom bidet etc.
- Replace faulty lockset or cabinets or doors.
- Ensure doors are in clean, good working condition and perform basic door polishing, repair work including door hinge, stopper, lockset when needed.
- Troubleshoot and repair systems which include plumbing, drains, electrical system and fire protection.
- Troubleshoot and repair systems which include air‑conditioning and HVAC.
- Compliance with safety rules and regulations and maintain clean and orderly work areas.
- Any other duties may be assigned from time to time.
- Perform any ad‑hoc duties when requested by immediate supervisor.
Requirements
- NITEC/ Higher NITEC/Diploma in Mechanical/ Electrical/ Building or equivalent, minimum 2 years of relevant experience in property or facilities management, facilities engineering, or related field.
- Knowledge of vendor management for specialized services.
- Possess abilities to manage Hard / Soft Services.
- Hands‑on required.
- Able to work independently as well as a team player and able to work, troubleshoot and resolve problems in a fast‑paced environment.
- Basic sound working knowledge of mechanical and electrical systems, plumbing and sanitary, air‑conditioning and mechanical ventilation, fire protection, chiller etc.
- Able to work on 3 rotating shifts.
