Job Responsibilities
- Conduct daily inspection and report any defect or irregularity and recommend appropriate rectification plan.
- Supervise the service providers during the servicing/maintenance works and ensure all works are carried out in accordance with works schedule and of satisfactory standard.
- Monitor and ensure all M&E systems are in optimal operational level.
- Attend to all service requests on any breakdown, feedback/complaint from tenants and other building users timely and efficiently till closure.
- Perform troubleshooting and investigate fault with recommendation for rectification.
- Facilitate tenants and contractors in the fitting-out/reinstatement/maintenance works and ensure they comply with the safety standards and building regulations/house rules.
- Supervise and coordinate with contractors on project works and follow through the testing and commissioning, defects rectification works till completion.
- Carry out minor repair works for electrical, sanitary and plumbing and building works.
- Part of Company Emergency Response Team (CERT), assist in table-top exercises and fire evacuation drills.
- Support adherence to OHS regulations and building safety standards by assisting in safety inspections, reporting hazards, and follow through on the corrective actions. Participate in safety training and contribute to a safe working environment for tenants and other building users.
- Any other duties as assigned.
Job Requirements
- Minimum Nitec/Higher Nitec in Facility Technology (Mechanical and Electrical Services) or Facilities Management & Engineering or equivalent.
- At least 3 to 5 years of relevant experience.
- Solid understanding of general maintenance procedures and techniques, with sound technical knowledge of M&E building services.
- Strong sense of responsibility and commitment.
- Able to work independently and as part of the team.
- Effective problem-solving abilities with excellent communication skills.
- Basic proficiency in Microsoft Office applications (e.g., Word, Excel, Outlook) is required.
- Knowledge in computerised maintenance management system will be preferred.
- Experience in HVAC systems and knowledge in the use of BMS will be required.
