Job summary

ENCASA Asia Employment Services LLP seeks a qualified Quantity Surveyor/Contracts Specialist to draft, review and negotiate contracts across commercial, private residential, A&A, and other works. You will administer contracts in line with project requirements and company policies, and manage the contract lifecycle from tender to completion.

You will identify risks, ensure compliance, liaise with project managers, QS, legal advisors and clients, and develop systems for cost and contract

Qualifications

• PSSCOC/SIA/REDAS/FIDIC familiarity is required.
• Ability to manage multiple projects and work under pressure.
• Strong contract administration and negotiation skills.

Responsibilities

• Draft, review, and negotiate construction contracts, subcontracts, and consultancy agreements.
• Administer contracts in accordance with project requirements and company policies.
• Manage contract lifecycle from tender stage through project completion.
• Identify contractual risks and implement mitigation strategies.
• Ensure compliance with legal, regulatory, and project-specific requirements.
• Liaise with project managers, quantity surveyors, legal advisors, and clients.
• Develop, implement, and monitor systems for QS, contract, and cost management.
• Review and monitor project costing and inter-project cost/charging.

Education

Bachelor’s Degree in Quantity Surveying, Construction Management, or related field

• A2 Main Con handling projects such as Commercial, Private Residential, A&A, R&R, ELU, and NRP works.
• 5 days - Tannery Road (Straight bus from Toa Payoh/ Tai Seng/ Macpherson MRT)
• $4,500 - $7,000 + variable bonus

Responsibilities

• Draft, review, and negotiate construction contracts, subcontracts, and consultancy agreements
• Administer contracts in accordance with project requirements and company policies
• Manage contract lifecycle from tender stage through project completion
• Identify contractual risks and implement mitigation strategies
• Ensure compliance with legal, regulatory, and project-specific requirements
• Liaise with project managers, quantity surveyors, legal advisors, and clients
• Develop, implement, and monitor systems for QS, contract, and cost management.
• Review and monitor project costing, including inter-project and inter-company cost/charging concerns.
• Resolve issues encountered by the QS/project team, including client and subcontractor cost and contractual matters.
• Take ownership of project cost and contractual settlements.
• Handle claims, variations, extensions of time and dispute resolution
• Maintain proper documentation and contract records

Requirements

• Bachelor’s Degree in Quantity Surveying, Construction Management, or related field
• Strong knowledge of standard forms of contract (e.g., PSSCOC, SIA, REDAS, FIDIC)
• Ability to work under pressure and manage multiple projects
