A leading consultancy firm in Singapore is seeking an experienced SAP Consultant specialized in RE-FX. The role involves the design, implementation, and support of SAP Flexible Real Estate Management, focusing on lease management and compliance reporting. Candidates should have 8–12 years of SAP experience, with at least 5–6 years in RE-FX and a strong understanding of IFRS16. The position offers opportunities for leading UAT processes and ensuring accurate compliance with various accounting standards.
Responsible for design, implementation, and support of SAP Flexible Real Estate Management (RE-FX) across lease-in / lease-out processes, contract management, valuation, and compliance reporting. The role requires solid integration knowledge with FI, CO, FI-AA, and ideally IFRS16 capitalization flows. The consultant will act as the subject matter expert for lease accounting, ensuring correct postings, contract conditions, renewals, and end-of-term processes.
Gather and analyze business requirements for real estate, leasing, contract lifecycle, and valuation scenarios.
Configure RE-FX master data (portfolio/object structure, buildings, rental objects, units, key dates).
Design contract types, conditions, settlement rules, turnover rent schemes, and renewal options.
Implement IFRS16/ASC842 leasing logic ensuring accurate capitalization, interest calculation, and depreciation postings.
Map flows between RE-FX and:
FI (lease liability, interest, accruals, revenue)
CO (cost centers, internal orders, allocation)
FI-AA (asset capitalization, RoU assets)
MM (service contracts where applicable)
Validate FX adjustments, indexation, CPI-based rent increases, and cost recovery.
Lead UAT, defect resolution, and cutover plan for go-lives.
Prepare functional specs for custom developments (rent index automation, mass uploads, custom reporting).
Provide post-go-live support including period-end closing checks, asset adjustments, and contract modifications.
Maintain configuration documentation and process flows (BPMN/Aris/Signavio).
Ensure compliance with IFRS16, ASC842, and local GAAP requirements.
Support internal and external audit documentation and reconciliation.
8–12 years SAP experience including minimum 5–6 years hands-on RE-FX.
Completed at least 2 full-cycle RE-FX implementations, including IFRS16 deployment.
Strong command of valuation rules, lease terms adjustment, sublease, escalation, and renewal scenarios.
Proficiency in contract conditions (percentages, indices, stepped rent, break options).
Experience with asset creation from RE-FX to FI-AA and reconciliation.
Good understanding of real estate accounting: NPV, discount rate, interest expense, RoU depreciation.
