Overview

We are seeking an experienced and professionalSales Manager – Key Executive Officer (KEO)to lead our dynamic dormitory sales team. A strategic pivotal role that combines strategic sales leadership with regulatory oversight, ensuring high occupancy rates, optimal rental yields, and full compliance with industry standards.

Key Responsibilities

1. Leadership & Team Management

  • Lead, mentor, and motivate the dormitory sales team to achieve and exceed sales targets.

  • Foster a culture of professionalism, accountability, and continuous improvement.

  • Conduct regular training and development programs to enhance team capabilities.

  • Provide strategic direction and hands-on supervision to ensure alignment with company goals.

2. Regulatory Compliance & Licensing

  • Ensure full compliance with the Council for Estate Agencies (CEA) regulations and industry standards.

  • Serve as the primary liaison with CEA, managing all regulatory communications and updates.

  • Oversee the annual renewal of the Estate Agency licence and individual salesperson licences.

  • Maintain accurate records and ensure timely submissions to regulatory bodies.

3. Sales Strategy & Execution

  • Develop and implement effective sales strategies to drive occupancy and rental rate growth.

  • Analyze market trends and competitor activities to refine sales approaches.

  • Manage relationships with tenants, vendors, and partners to ensure satisfaction and retention.

  • Monitor performance metrics and adjust tactics to optimize results.

Requirements
  • Minimum 4 GCE 'O' Level passes or equivalent with at least3 yearsof experience a salesperson

  • Possess a valid Real Estate Salesperson (RES) license

  • Qualify as a Key Executive Officer (KEO) under Singapore's Council for Estate Agencies (CEA) regulations.

  • Strong understanding of the regulations and work closely with the team to ensure all sales activities are compliant.

  • Full compliance with CPF Board requirements.

  • No conflicts of interest with responsibilities as a KEO.

  • Not holding or associated with a moneylender’s licence.
