Job Summary
The Portfolio Manager is responsible for developing investment packages, managing client and fund expectations, and supporting the Company in building a successful APAC data centre platform. The role includes conducting detailed analysis, documenting processes, managing day-to-day portfolio activities, and overseeing business operations while balancing risks, constraints, and Company goals.
Duties and Responsibilities
Investment Strategy & Portfolio Management
- Based on the Company’s goals and risk appetite, manage existing portfolios, and support new data centre investment opportunities aligned with the strategy.
- Construct investment portfolios informed by market conditions, economic trends, and commercial data such as budgets, sales results, and forecasts.
- Determine acceptable risk levels based on the time horizon, risk appetite, expected return, and market conditions.
- Monitor investment performance and identify changes in market trends that may require adjustments to the strategy.
- Perform research on companies and industries to assess their potential as investment or partnership opportunities.
- Monitor investment risk by adjusting the mix of assets within a portfolio according to changing market conditions.
- Monitor company performance to identify potential takeover candidates.
- Review and Manage execution of Lease Agreement / Contracts with regard to Land / JV Partnership, by working with various internal and external teams to identify gaps / risks.
Investment Evaluation & Execution
- Model business processes and identify opportunities for improvement, supporting the identification, development, and implementation of new investments (brownfield, greenfield, and platform acquisitions) in assigned countries.
- Work with other team members to develop investment plans for new projects and educate partners, vendors, or stakeholders about new investment initiatives.
- Evaluate data centre clients’ goals and objectives, contribute to relationship strategies, and ensure new investments stay aligned with the Company’s broader strategy.
Asset Management
- Manage existing assets by working closely with the country manager and asset operations team to prepare annual CAPEX and OPEX budgets that meet underwriting EBITDA while maintaining asset resiliency and client service level agreements.
Business Process Enhancement
- Devise and evaluate business processes, anticipate requirements, uncover areas for improvement, and implement solutions.
- Lead ongoing reviews of business processes and develop optimization strategies.
- Stay up to date on process and IT advancements to support automation and system modernization.
- Focus on the entire process from beginning to end, introducing innovations that enhance profitability and help the Company meet business objectives.
- Support business transitions and change initiatives.
Communication & Stakeholder Engagement
- Conduct meetings and presentations to share ideas, findings, and recommendations.
- Prospect for new clients and support relationship-building activities.
- Stay current with relevant investment news, domain developments, and economic trends.
Compliance & Governance
- Ensure compliance with standards provided by regulatory organizations, including investor disclosures, privacy laws, anti-money laundering requirements, and anti-fraud measures.
Qualifications & Experience
- Degree in Business, Finance, Engineering, Real Estate, or related field (or equivalent experience)
- 5–8 years of experience in account/portfolio management, sales, or business development in infrastructure, data centres, or real estate
- Strong financial modeling and analysis skills
- Experience negotiating Land Lease , JV Partnership and other supporting investment related contracts
- Excellent communication and presentation skills; ability to engage with senior management
- Experience in data centre development, operations, or capacity planning will be an added advantage
