Overview
  • Manage and oversee Human Resources Department
  • Nurture a positive working environment
  • Supports management by providing human resources advice, counsel, and decisions, analysing information and applications.
  • The System Manager must have a deep and broad knowledge of computer software, hardware, and networks. She/he will be responsible for designing, organizing, modifying, and supporting our company’s computer systems.
Responsibilities
  • Bridge management and employee relations by addressing demands, grievances, and/or other issues
  • Enhances department by accepting ownership for accomplishing new and different requests
  • Support current and future business needs through the development, engagement, motivation and preservation of human capital
  • Oversee and manage a performance appraisal system that drives high performance

IT & Network Management

Facilities & Operations
  • Operations Manager include formulating strategy, improving performance, procuring material and resources and securing compliance.
  • Construction managers need to prepare and follow project budgets, hire and manage staff, and coordinate with other workers and managers1. General administration of all building works / service contracts, car park management, security, fire protection system and site staff relating to rostering of duties, discipline, control of performance standards and staff welfare.
  • Lead a team of management and operational staff to provide facility management services.
  • Planning and implementing centre maintenance programmes, and M & E plant and equipment maintenance programme.
  • Liaison with government authorities / statutory boards, architects, engineers and other divisions on matters relating to management and maintenance of buildings.
  • Constantly review contract specifications such as those of cleaning, security, landscaping etc. and make recommendations of upgrading standards.
  • Conduct regular inspections of all common areas, equipment, public walkways, external facade etc.
  • Creating and maintaining good rapport with subsidiary proprietors / tenants and attending to their complaints / feedback.
  • Preparation of estimates for repair works, works specifications, invitations for quotations, recommendations of award, supervision of completed works including drafting of contract documents.
  • Constantly check the entire development to ensure prompt removal of all fire hazards, proper functioning of fire escapes, fire doors and obstruction-free access.
  • Vet and submit recommendations where appropriate, on tenants’ fitting out works.
  • Constantly check and act against encroachment of common properties.
  • Advise the Management Corporation on all matters relating to the administration of the building particularly on the Building Maintenance and Strata Management Act 2004.
  • Prepare and thereafter convene and conduct Annual General Meeting as required under the Building Maintenance and Strata Management Act 2004 and as directed by the Management Corporation.
  • Arrange all Council Meetings and record and circulate minutes of the meetings, whenever required. Frequency of such meetings shall be determined by the Management Corporation.
  • Attend promptly to all correspondence, statutory notifications and enquiries on behalf of the Management Corporation.
  • Ensure that all applicable laws and regulations, rules or by-laws including the Building Maintenance and Strata Management Act 2004 are complied with.
  • Develop and plan training programs for operation staff to ensure their skills and knowledge are kept up with time.
  • Attend to requests and respond to emergencies.
  • To carry out any other duties as and when directed by the Head of Property & Projects and General Manager and/or the Management.
