Job description

We are recruiting for a private equity real estate firm looking to diversify their acquisition strategy and am seeking an experienced Asset Management professional with good track record in the repositioning of their commercial real estate properties.

As a Manager / Senior Manager, Asset Management, you will be responsible for providing strategic direction and financial analysis in the implementation of asset strategies, working in partnership with cross functional teams to maximize returns on the investment / asset.

You will be monitoring and analysis of business performance, including reviewing financial performance, leasing status, rental collection, operating expenses and planned capital expenditure through active management of asset financial models.

You will implement hands on execution of asset management strategies including asset positioning, leasing and marketing, capital expenditure planning, property management and annual budgeting. This will include undertaking feasibility studies and collaborate with development management team to execute asset enhancement, re-positioning or refurbishment strategies and plans. You will review tenants’ performance and develop accompanying strategies to address non-performing tenants.

You will manage required monthly, quarterly and annual reporting workflows, cash flow management and asset valuation as and when required. This will include preparing internal and external memorandums, annual business plans, board level presentations and investor presentations etc.

You will also be supporting the investment team in evaluating real estate investment opportunities and validating underwriting assumptions where required from deal sourcing, deal screening, valuation, cash flow modelling, due diligence and completion stages. You will provide ad-hoc analysis on impact of acquisitions and asset level decisions on portfolio returns and divestment value.

Requirements

You must possess at least a degree qualified in Real Estate, Business, Finance, Accounting or equivalent with about 6-10 years of experience in real estate asset management, funds or development management.

You will be instrumental in driving their Asset Enhancement Initiatives (AEI) and A&A / re-development programme. This includes establishing and managing project feasibility, scope, and budget, cost, schedule and resource management.

You will also be involved in preparing presentations, investor reports as well as coordinating valuation reports. This may also include supporting acquisitions etc.

Requirements
  • You are qualified with a degree in Real Estate, Architecture, Civil Engineering or equivalentwith at least 10 years of experience in real estate funds or real estate companies
  • Highly analytical with strong numerical skills as well as having in-depth understanding of asset operations and their life cycle especially relating to development / leasing and property management
  • Team player, with excellent interpersonal and communication skills
