Responsibilities
  • Identify, evaluate, and develop a pipeline of property and development projects in line with the property fund’s investment criteria.
  • Build relationships with developers, brokers, government agencies, and other key stakeholders to source opportunities.
  • Monitor market trends and investment opportunities in target regions.
  • Feasibility & Investment Analysis
    • Conduct detailed feasibility studies, including financial modeling, market analysis, risk assessment, and ROI projections.
    • Evaluate technical, regulatory, and operational aspects of potential projects.
    • Analyze capital requirements, expected returns, and alignment with investor requirements.
  • Recommendation & Reporting
    • Present findings, recommendations, and investment proposals to senior management and the investment committee.
    • Provide clear, data-driven insights to support decision-making on acquisitions or development projects.
    • Track project pipeline progress and maintain an organized database of opportunities.
  • Stakeholder Engagement
    • Liaise with internal teams, including finance, legal, and operations, to ensure due diligence and feasibility assessments are comprehensive.
    • Engage with external consultants, valuers, and technical experts for specialized assessments.
  • Strategic Input
    • Provide strategic insights into portfolio growth, diversification, and investment opportunities.
    • Align project sourcing with the property fund’s short- and long-term objectives.
  • Lead, manage, and mentor the internal project management team across residential, hotel, retirement home developments and other projects.
  • Oversee project planning, scheduling, budgeting, and resource allocation to ensure on-time and on-budget delivery.
  • Establish project objectives, milestones, and performance metrics for all development projects.
  • Stakeholder Management
    • Act as the main point of contact for external stakeholders including architects, contractors, consultants, government authorities, and investors.
    • Build and maintain strong relationships with local authorities, regulatory bodies, and community stakeholders to ensure smooth project approvals and compliance.
    • Negotiate contracts, manage service providers, and resolve project-related disputes or issues.
    • Provide strategic input into project selection, feasibility studies, and development planning.
    • Ensure projects align with company objectives, quality standards, and brand positioning.
    • Monitor project risks and implement mitigation strategies.
    • Monitor project budgets, costs, and financial performance, ensuring profitability and ROI as per investor’s requirements.
    • Collaborate with finance teams to report on project financials and forecasts.
  • Reporting & Communication
    • Provide regular reports to senior management on project status, risks, and key performance indicators (KPIs).
    • Facilitate effective communication between internal teams and external stakeholders.
    • Attend meetings with board members, shareholders and investors for project and KPI updates.
Qualifications
  • Bachelor’s degree in Real Estate, Finance, Business, or related field; MBA or advanced degree preferred.
  • 10-15+ years of experience in project management or property development, with exposure to residential, hotel, and retirement home projects.
  • Strong financial modeling, feasibility analysis, and investment evaluation skills.
  • Proven experience in sourcing property or development projects for institutional investors or funds.
  • Proven experience in leading multi-disciplinary teams and managing large-scale developments.
  • Strong financial acumen and experience managing project budgets and ROI.
  • Excellent negotiation, leadership, and stakeholder management skills.
  • Strong understanding of construction processes, local regulations, and compliance requirements.
  • Ability to work independently, manage multiple opportunities, and meet deadlines.
