About the Role:

As a CBRE Engineering Ops Manager, you will manage a team responsible for implementing, coordinating, and managing all mechanical and electrical operations for a facility, campus, or portfolio of buildings. This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do:

1.Planned Preventive Maintenance & Reactive Maintenance

· Review and monitor 52 PPM schedules.

· Planning, scheduling of equipment wise PPM's in 52-week planner and integrate with REALM tool.

  • Closure of work orders with proper service records as per SLA.

  • Be ready for sample audits on monthly basis. This includes all activities are updated 100% on REALMS.

  • Maintain complete information and compliance to O&M standard on service record for company’s assets where applicable e.g. WO number, no task undone, no blank field, review by FM/Engineer.

  • Review and approve Critical power down maintenance activity for the country.

  • POC/PIC for all sites electrical power shutdown activities.

2.Asset Verification

· Tagging of Engineering assets and its physical verification on periodic basis. (Identification of asset (stock take) thru PPM and update in REALM as and when change required in the registry.)

· Mapping the assets in REALMS after reviewing with respective CEM's and asset managers

· Facilitate update of realm for removal and addition of assets

· update asset condition status in REALM

3.Compliance to Operation & Maintenance (O&M) Standards

· Adherence to O&M standards.

· Prepare normal and emergency change requests review on weekly basis which includes close coordination and approvals from various business heads so that the risks are mitigated, and task is performed without incidents.

· CTI vs RES change requests review on weekly basis.

· Ensure works are performed safety utilizing CBRE Control of Works procedure.

4.Tech Room Management

· Ensure, to the degree possible, redundant engineering supporting equipment like Generator, UPS, PAC, PDU etc. are 100% available. Any abnormality, downtime or reduced redundancy is to be reported to RES and CTI teams.

· Rounds during business hours of technical space.

· Maintain emergency response plan and escalation protocols.

5.Incident Management and Reporting

  • Incident reporting to all stake holders, raising BIR, problem tickets and meeting timelines to resolve.

  • Through investigations, RCA 's and mitigation plans to avoid such similar incidents across country sitess.

  • Evaluate the root cause, prepare a plan to mitigate risks and implement control measures that similar incidents do not occur in other locations.

  • WMS preparation and review in detail so that incidents do not occur.

  • Collaborate with company con preparation and execution as needed for CAP for medium and high risks.

  • Working Protocols

6.Lifecycle planning and Budgeting (CIP)

· Tracking engineering equipment’s life cycle asper O&M, OEM guidelines for planning and budgeting of replacement.

· Periodic review of assets and place them in CIP projects.

7.Innovations

  • Understand the existing operations and bring in innovations which is best suitable for operations to enhance efficiency and customer satisfaction.

  • Identify areas of improvements and submission of innovative ideas for energy saving, water savings, cost savings, process improvements and implementation of same post approvals.

What You’ll Need:

• Bachelor's Degree preferred with 2-4 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.

• Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred.

• Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.

• Excellent client relationship skills.

• In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
