Responsibilities
Maintenance
  • Plan, manage, and monitor preventive maintenance to ensure compliance with regulatory requirements and specifications.
  • Maintain a master schedule for equipment and system maintenance and replacements.
  • Conduct routine inspections to ensure proper building maintenance, safety, and operational efficiency.
  • Develop and execute building and equipment upgrade plans based on operational needs.
  • Ensure smooth building operations by promptly addressing emergencies with minimal disruption.
  • Coordinate with contractors, consultants, and government agencies on maintenance matters, including license renewals for major equipment and installations.
  • Supervise and verify contractor work to ensure compliance with specifications, regulations, and safety standards.
  • Prepare, review, and manage the annual maintenance budget, ensuring cost-effectiveness and value for money in procurement.
  • Optimize maintenance expenses through energy conservation and cost-control measures.
  • Perform other duties as assigned by the General Manager.
People Management
  • Lead, supervise, and motivate the team to enhance productivity and service quality.
  • Manage, coach, and develop a high-performing maintenance team to achieve operational goals.
  • Establish and promote high standards of work and professional behavior across the team.
  • Conduct training, cross-training, and onboarding for new staff.
  • Oversee performance management, ensuring proper record-keeping.
  • Plan and manage departmental manpower requirements.
  • Collaborate with management to identify opportunities for operational improvements, implementing process enhancements to optimize efficiency.
Fire Safety
  • Develop and implement fire emergency plans and procedures.
  • Conduct routine fire safety inspections and address potential fire hazards.
  • Oversee the maintenance of fire protection systems.
  • Educate staff, tenants, and guests on fire safety best practices.
  • Train staff and tenants in fire-fighting and rescue procedures.
  • Organize and evaluate fire drills and evacuation procedures.
  • Supervise Fire Command Centre operations.
  • Submit annual fire safety reports to management.
  • Ensure compliance with fire safety regulations set by the Singapore Civil Defence Force and the Ministry of Manpower.
Requirements
  • Minimum 10 years of relevant work experience of which a minimum 5 years of managerial experience.
  • Possess a degree in Estates Management, Building or related disciplines.
  • Qualified Fire Safety Manager registered and certified by SCDF will be an added advantage.
  • Proficient in Microsoft Office applications.
  • Possess supervisory and management skills.
  • Be meticulous and independent and have ability to multi-task.
  • Excellent organizational skill and ability to think strategically.
  • Strong communication and written skills.
  • Possess a customer-service mindset and strong analytical and problem-solving skills.
  • A good team player with good interpersonal skills and the ability to establish rapport with people at all levels.
  • Highly adaptable with the ability to lead and direct changes and is a decisive leader.
  • Proven track record as a people manager with excellent drive and initiative.
  • Strong adaptability and ability to integrate and work with people at all levels.
