Overview
We are seeking a highly analytical and experienced finance professional to lead financial planning, reporting, and lease accounting functions in a dynamic and fast‑growing co‑living or real estate environment. This role will play a critical part in driving financial performance through detailed reporting, budgeting, forecasting, and strategic analysis across multiple properties and business units.
The ideal candidate will bring 5–8 years of experience, including prior experience working in a publicly listed company, with a strong grasp of IFRS 16 lease accounting, and the ability to partner cross‑functionally with operations, real estate, and senior leadership teams. Experience in the real estate, hospitality, or co‑living/co‑working sectors is highly preferred. Key Responsibilities
1. Financial Planning, Reporting & Analysis
- Prepare monthly management reports, financial statements, and cash flow forecasts
- Perform detailed profitability analysis by property/site, unit, and product type.
- Monitor variances between actuals and budgets/forecasts and recommend corrective actions.
2. Lease & Asset Management (IFRS 16 Focus)
- Oversee lease accounting and ensure proper recognition of right‑of‑use assets and lease liabilities.
- Track lease terms, escalations, and renewal options for financial impact.
- Support lease negotiations with landlords through financial analysis and benchmarking.
3. Budgeting & Forecasting
- Lead the annual budget process, including occupancy, rental income, and capex planning.
- Provide rolling forecasts based on dynamic demand, occupancy trends, and market shifts.
- Align forecasts with strategic growth (new site launches, lease exits, expansions).
4. Cash & Treasury Management
- Manage cash flow to ensure sufficient liquidity for lease obligations, fit‑out capex, and operations
- Optimize working capital across short‑term lease receivables and vendor payments.
- Monitor and project rent collection from members; support implementation of digital payment systems.
5. Compliance, Audit & Controls
- Ensure compliance with IFRS, tax regulations, and relevant statutory requirements.
- Prepare audit schedules and coordinate with external auditors and tax advisors.
- Strengthen internal controls, especially over leasing, deposits, and operational expenditures.
6. Business Partnering & Strategy
- Work closely with operations, real estate, and sales teams to evaluate financial impact of new sites, closures, or pricing models.
- Support funding discussions (equity, debt, or tokenized assets), including due diligence and data room preparation.
- Provide financial modeling and insights for board presentations and investor reporting.
Requirements / Qualifications
- Degree in Finance, Accounting, or related field.
- CPA, ACCA, or equivalent professional qualification is preferred.
- Experience:
- 5–8 years of experience in finance or accounting roles, with at least 2 years in a leadership capacity.
- Experience in real estate, hospitality, or co‑living/co‑working sectors preferred.
- Strong understanding of IFRS 16 and lease accounting.
- Excellent analytical and problem‑solving skills, with attention to detail.
- Strong Excel and financial modeling capabilities.
- Effective communication skills with the ability to partner cross‑functionally.
- Ability to thrive in a fast‑paced, growth‑stage environment.
